Whinhill House, Auchterawe, Fort Augustus, PH32 4BT

Set within approximately 2.5 acres of lawns and grazing land on the edge of Auchterawe, this split level home is truly something special.

Four double bedrooms are spread across the lower floors, creating privacy for family and guests alike, while the entire top floor has been given over to one impressive open plan living space where the views become part of everyday life.

Outside, the garage, stable block, summer house and extensive grounds open the door to hobbies, animals, home working or simply enjoying the peace that comes with such rural Highland living.

As you arrive, the sweeping driveway opens into a generous parking area beside the outbuildings.

The detached garage sits alongside a large stable block divided into separate compartments, while a timber summer house and wood store add to the convenience.

The house itself commands respect on first sight, with lawns stretching away and open countryside surrounding the property in every direction.

Stepping through the front door, you're welcomed by an entrance hall with clean neutral coloured walls and ceiling spotlights creating a bright first impression.

Timber staircases lie ahead, with one to the first floor and one down the lower ground floor. Rather than simply connecting one floor to another, this entrance creates a genuine sense of arrival.

Descending to the lower ground floor you’ll find the hallway is wide and uncluttered, finished with the same large tile effect vinyl flooring, neutral walls and ceiling spotlights as above.

The largest of the four bedrooms can be found here, feeling more like a private suite than a regular bedroom. The bay window projects outwards, giving you more floor space and lots of natural light.

There is plenty of room for a full range of bedroom furniture, but what really sets it apart is what lies beyond. Opening one door reveals a genuinely impressive walk-in wardrobe.

Rather than simply offering hanging space, it has been arranged with extensive rails and shelving, creating somewhere to properly organise clothing, shoes and accessories without filling the bedroom with additional furniture.

Then, the en-suite bathroom is equally generous. At its centre sits a freestanding bath with elegant fittings, creating a feature in its own right.

The second bedroom on this level is another comfortable double, finished with neutral painted walls and soft light grey carpet beneath your feet.

A wide window draws daylight into the room throughout the day. There’s a separate shower room on this level, which continues the understated styling found elsewhere.

Neutral walls are complemented by timber finishes, while a traditional pedestal basin sits opposite the shower enclosure fitted with folding glass doors.

The toilet adds a light hearted touch with its decorative Highland cow lid, giving the room extra personality.

The utility room has green country style cabinets with space and plumbing for laundry appliances too.

A rear door allows muddy boots, dogs and outdoor clothing to come straight into the utility without passing through the main living areas, something that's particularly valuable in a rural home like this.

Returning to the central hallway, the staircase leads back towards the middle floor where two further bedroom suites can be found.

The first of these is decorated in warm beige tones, creating a cosy atmosphere.

A window to one side provides natural light, while a built-in wardrobe enclosed by timber doors keeps storage neatly tucked away.

Beside it, a matching timber door leads directly into the en-suite shower room.

Finished in a contemporary style, the en-suite has a shower enclosure lined with light wetwall panels and fitted with a generous rainfall shower head, giving you a more luxurious feel.

Across the hallway, the fourth bedroom of the home follows a very similar design.

White painted walls maintain the bright neutral styling, while a built-in wardrobe once again provides practical storage.

The adjoining en-suite mirrors the quality, coming complete with rainfall shower and a contemporary white ladder towel radiator. One final surprise sits above this level.

Accessed via a pull-down loft ladder, two fully lined and floored loft rooms provide valuable additional space with power already connected.

While not forming part of the formal accommodation, they offer endless possibilities for hobbies, storage, craft rooms or teenage hideaways, giving busy households flexibility that many homes simply cannot match.

Climbing the staircase to the first floor, the character of the home changes completely.

Rather than a series of separate rooms branching from a landing, the entire upper floor has been devoted to one impressive open-plan living space.

It's a design choice that immediately makes this home feel different, taking full advantage of the surrounding countryside views. The living room occupies one end of the space.

A traditional open fireplace is set into the chimney breast. Neutral painted walls keep the room feeling calm, while quality timber flooring runs throughout, bringing warmth beneath your feet.

The sloping ceilings add character, drawing your eye upwards without making the room feel enclosed. Because of the open plan layout, the sitting area flows naturally into the dining space.

Whether it's a family breakfast before heading out for the day or a dinner shared with friends, the arrangement allows everyone to remain connected.

Glazed doors open directly onto the balcony, providing the perfect spot to appreciate the peaceful surroundings. The kitchen has been thoughtfully arranged in a practical u-shaped layout.

Light coloured cabinets contrast against slim black worktops, creating a clean contemporary appearance.

At the heart of the kitchen stands a stylish range style cooker, positioned beneath a stainless steel extractor and backed by a distinctive Highland cow splashback that gives the room its own personality.

A dishwasher fits neatly beneath the worktops. Decorative pendant lighting hangs above, helping define the kitchen area while maintaining the open feel of the floor.

The property was built around 2008 with heating provided by a mix of oil fired radiators and electric underfloor heating.

The oil fired system is served by an external system boiler, which also provides domestic hot water.

Whether your plans involve horses, hobbies or simply waking up each day surrounded by Highland countryside, this is a home that gives you the freedom to live exactly as you choose.
