Maenporth Cottage, Maenporth, Cornwall, TR11 5HN

An individual, private, and exclusive coastal residence set in 10.54 acres of private grounds above Maenporth Beach.

Description Nestled along Maenporth Road, this exceptional coastal residence is approached via an electric gate, opening to a private, wooded driveway that gently meanders toward the home.

As the trees part, the property reveals itself in complete seclusion as the only dwelling on the headland north of the cove - offering unrivalled privacy and breath-taking views of the Cornish coastline.

Thought to date back to the 1780’s Maenporth Cottage sits in an elevated and private plot overlooking Maenporth Beach on the South Coast of Cornwall.

Bordering the South West Coast Path on the South East portion of the title, the property encompasses stunning sea and coastal views of Falmouth Bay.

The Property Steps gracefully descend to the front entrance, leading into a welcoming hallway with glass-panelled double doors that open to an expansive sitting room. To the left lies a convenient WC.

From the moment you step inside, your eye is drawn through the home to the stunning backdrop of the beach, sea, and sweeping coastline beyond.

The sitting room is a showpiece of light and space, with almost the entire south-eastern elevation composed of glass to showcase the remarkable views.

A striking glass atrium above enhances the natural illumination, while doors open directly onto a tiled patio - perfect for relaxing or entertaining against the coastal panorama.

The ground floor continues to four bedrooms and a family bathroom. One bedroom benefits from an en suite, while another features a private en suite WC.

The final bedroom, positioned on the main elevation overlooking the cove, is currently used as an additional living area and enjoys access to its own secluded terrace.

From the ground floor landing, stairs lead down to the lower ground floor.

To the left, the hallway opens to the principal suite - a magnificent retreat featuring a dressing room and a beautifully tiled en suite bathroom with walk-in shower and dual basins.

The curved, floor-to-ceiling glass façade in this room is an architectural highlight, visible from Wilkins Point across the headland, and frames what are undoubtedly some of the most spectacular coastal views in South Cornwall.

Much of the lower ground floor retains original character, with exposed brickwork quarried from the site during its construction around 300 years ago.

The dining room showcases large slate flagstones - a timeless reminder of the property’s Georgian heritage.

At the opposite end of the hallway, the dining area connects to the open-plan kitchen, above which a galleried space provides flexibility as a home office or gym, as currently arranged by the owners.

The kitchen itself is generous and light-filled, with multiple access points to the surrounding terraces.

At its heart stands a large central island with integrated hobs and basin beneath vertical extraction.

High-quality Miele appliances, sleek white gloss shaker-style cabinetry, and twin glass atriums overhead combine to create a bright and contemporary cooking and entertaining space.

Double doors open onto the south-eastern patio - a serene setting for morning coffee amidst the woodland backdrop.

To the rear, a utility room provides space for laundry appliances, additional storage, and a separate WC. Exterior The property is approached by a sweeping drive that leads through private woodland.

There is extensive parking and garaging and the lawns wrap around the house which are accessible from multiple points of the house which occupies an idyllic and secluded setting.

There is a path through the grounds that lead to the end of the garden giving direct access to the coastal path and the beach.

Located on the south western corner of the property is a detached boathouse accessible from Maenporth Road, conveniently accessed and about 50 metres from the beach.
