A traditional stone, detached, 5-bedroom townhouse offering a subtle balance of period features and modern living, situated right in the beating heart of Forres, with shops, cafes, schools, leisure provision, transport links and other amenities on the doorstep.

Dating back to the 1790s, this is a property steeped in history, appears on a map dated 1823 and is mentioned in the 'Annuls of Forres' published in 1934.

30 Tolbooth Street is also the former residence of Hugh Falconer; the benefactor of the Falconer Museum located at the top of Tolbooth street.

With wonderful walking trails, cycle routes and nature spotting opportunities close by, including Grant Park, Cluny Hill and Sanquhar Woods, this noteworthy dwelling would make an ideal family home in a vibrant community setting.

Private, enclosed, front and side gardens and driveway for multiple cars complete the picture.

Accommodation Entry to this lovely property is through glazed French doors into the welcoming hallway, where a stand-out feature is the original curved staircase with ornate metal balustrades and sweeping wooden handrail.

The sash and case windows throughout the house and the attractive, vintage, cast iron fireplaces add further ambience and charm.

The dual aspect living room is a bright living space, enhanced by the movement of natural light through the glazed internal doors. The open fireplace offers a cosy focal point.

The dining room provides a natural link between the kitchen and living room to the rear of the house and has space for a table seating four.

Alternatively, this room could perhaps be used as an office or study.

The modern kitchen contains a wide range of upper and lower cabinets, integrated range-style cooker with a 5-burner gas hob and double oven, and extractor above, as well as an integrated dishwasher.

Space for a large fridge freezer and a breakfast table.

Additional convenience on the ground floor includes a WC and a large utility room which is home to the gas boiler and has a sink, wooden shelving racks and space and plumbing for a washing machine.

On the middle floor, the spacious double bedrooms at either end of the landing are dual aspect and have built-in wardrobes.

One of these bedrooms has a feature open fireplace and the other boasts an original vintage landscape, painted directly onto the wall.

A further double bedroom has a rear-facing window with built-in storage.

The family bathroom has painted wood panelling to the walls, bringing quaintness, and contains a white 3-piece suite with shower above the bath.
