The Cottage, Dassels, Ware, SG11 2RP

Beautifully restored 17th century farmhouse, with timeless character.

Description Occupying a wonderfully private setting on the fringes of Braughing, this exceptional Grade II listed farmhouse dates back to the 17th century and has been exquisitely restored to offer a home of remarkable character, presence and sophistication.

The house has been comprehensively reimagined to meet the demands of modern living, while carefully preserving the integrity and warmth of its period origins.

The approach is immediately impressive, with a traditional timber-framed porch setting the tone for the interiors beyond.

Throughout the house, a rich tapestry of original architectural features has been retained and celebrated, including exposed timbers, inglenook fireplaces and handcrafted detailing, all complemented by a refined and cohesive design aesthetic.

The principal living spaces are both elegant and inviting. At the heart of the home lies a superb kitchen, thoughtfully designed around the original fireplace, now incorporating an Aga.

A substantial central island forms a natural gathering point, while the adjoining dining area enhances the sense of openness and connectivity, perfectly suited to both everyday living and informal entertaining.

A generous boot room provides a practical yet stylish secondary entrance, synonymous with country living.

A beautifully proportioned reception room offers a more formal setting, with French doors opening onto the terrace and gardens beyond, allowing for a seamless transition between inside and out.

The flow of accommodation has been carefully considered, balancing intimacy with scale. The bedroom accommodation is equally impressive.

The principal suite is particularly notable, featuring vaulted ceilings, exposed brickwork and a luxuriously appointed en suite bathroom, creating a calm and restful retreat.

The remaining bedrooms are individually styled and full of character, served by well-appointed bath and shower rooms finished to an exacting standard.

A separate annexe provides highly versatile additional accommodation.

Currently arranged as ancillary space, it offers excellent potential for guest accommodation, home working or independent living, subject to the necessary consents.

The grounds, extending to approximately one acre, have been thoughtfully landscaped to create a series of distinct yet interconnected spaces.

A sweeping gravel driveway provides ample parking and a sense of arrival, while the gardens combine formal planting with more natural areas, including terraces, expansive lawns and beautifully stocked borders.

Designed to evolve with the seasons, the grounds offer both privacy and enjoyment, with areas for entertaining, relaxation and recreation.

Further enhancing the property's appeal, planning permission remains in place for extension, affording an incoming purchaser the opportunity to further enhance and personalise this already exceptional home.

In all, this is a rare and distinguished period house of considerable charm and substance, offering a harmonious balance of history, craftsmanship and contemporary comfort, set within one of East Hertfordshire’s most desirable rural settings.
