The Farriers, 4, Spade Oak Farm, Bourne End, SL8 5PS

Set in a wonderful position between the Chilterns countryside and the village amenities of Bourne End, an attractive barn conversion with lovely views and a spacious layout.

Description Spade Oak Farm is an individual collection of eight homes created through the restoration and conversion of a former farm complex in the early 1990s.

This particular home was completed in 1992 and occupies a green and tranquil setting between the River Thames and Spade Oak Lake Nature Reserve.

The property has a traditional barn-style appearance, with oak weatherboarded elevations beneath a clay-tiled roof.

Inside, the character continues with extensive exposed timber framing and brickwork, centred around an impressive galleried open-plan living space.

A contemporary inglenook-style fireplace incorporates a dual-aspect log burner, creating a natural division between the principal living and kitchen/dining areas.

Underfloor heating runs throughout the main living space and hallways, adding comfort and efficiency. Three sets of French doors flood the home with natural light, and open directly onto the garden.

The kitchen is fitted with sleek gloss cabinetry, granite worktops and integrated appliances, including a wine fridge, dishwasher and five-burner Rangemaster cooker.

This impressive open-plan space is ideally suited to both relaxed everyday living and entertaining.

A cloakroom is discreetly positioned off the entrance hall, which also leads to two ground floor double bedrooms, both with en suite shower rooms, fitted cabinetry and French doors opening onto the garden.

Upstairs, the impressive principal bedroom suite features a lofty ceiling with Velux windows and smart built-in wardrobes.

The en suite includes a separate shower and a jacuzzi bath, with access to a further versatile storage room.

A third bedroom is currently fitted with an innovative built-in study bed, offering excellent flexibility as either a home office, guest room or additional bedroom depending on requirements.

Outside The property is approached through traditional five-bar gates into a private gravelled courtyard, partially enclosed by attractive brick and flint walls.

There is ample parking, together with a timber-framed double garage with characterful barn-style doors, side access, light and power, providing excellent storage.

An EV charging point is conveniently located by the entrance gates, offering practical and future-ready charging facilities for electric vehicle owners.

A pedestrian gate beneath a pergola draped in mature wisteria leads through the gardens to the house via a flagstone path, flanked by lawns and enclosed by mature laurel.

This enclosed garden features established planting and provides a charming spot to enjoy the outdoors.

To the rear of the gardens, a paved terrace creates an inviting space for outdoor dining and relaxation, with an inset firepit. There is also a separate area for a hot tub.

The property further benefits from ownership of part of the paddock located just across the lane.
