Boddington Lane, Boddington, Cheltenham, GL51 0TJ

**VIDEO TOUR AVAILABLE** Without doubt this is a property with the "WOW" factor.

Set in a magical countryside setting within the picturesque hamlet of Boddington this wonderful Victorian Former Flour Mill is ideally positioned for surrounding commercial centres with Cheltenham (5 miles distant) and Tewkesbury/Gloucester (each 7 miles distant).

There is an excellent public house, "The Gloucester Old Spot" within walking distance. The M5 and M50 are also close at hand for North and South bound commuting.

Boddington Mill is thought to date in part to the Tudor and Victorian periods.

The light and airy spacious accommodation is set on 3 levels being adorned with so much character and numerous striking period features including the original mill workings with the enormous cast iron wheels, levers and cogs that run vertically through the centre of the property.

Converted during the 1980's great and considerable care has been taken to retain the originality and there are other notable features within such as the multi tonal flagstones, solid oak flooring and high vaulted exposed beamed ceilings.

There is an interesting history to The Mill. Apparently some sections of it were bought by an eccentric millionaire who collected bits of buildings he liked from all over the world.

He then shipped them to Malibu where he built an enormous private estate. The Malibu Mill is alleged to have once been home to Barbara Steisand..

On the ground floor is an entrance porch with a utility area and cloakroom.

Leading off is the open plan "Bespoke" hand made breakfast kitchen and family area where the original mill workings lie in situ plus a small flight of steps rise up to the dining/family room having a set of double doors leading out to the gardens.

From the dining/family room a fine wrought iron staircase goes up to the first floor where there is the highly impressive sitting room, flooded with an abundance of natural light from the large windows and the 3rd bedroom with its vaulted beamed ceiling and skylight.

A feature cantilevered wooden staircase off the sitting room gives access to the second floor landing area off which are 2 superb bedrooms, one with its own En suite incorporating a refitted bath and washroom area with WC plus there is also adjoining separate refitted shower room.

The landing area and the 2 bedrooms display spectacular high vaulted exposed beamed ceilings.

Externally Boddington Mill is approached onto its own wide private gravelled driveway providing off road parking for at least 3/4 motor vehicles. Steps lead down to the front entrance.

A set of double wooden gates on the left hand side provide access into the gardens.

The delightful large South West facing gardens adjoining farmland are also a major feature comprising of wide gravelled seating areas, an expanse of lawn, densely populated mixed flower and shrub borders, water feature plus a multitude of mixed fruit trees to include damson, olive, pear, greengage, Victoria plums and apple.

Also there is a hot tub heated by wood/logs set on a separate paved area where one can relax and take in the awesome and enchanting setting.

Fencing and established hedgerows lie to the boundaries providing a high degree of privacy.

This is truly a wonderful opportunity for someone to own a piece of local history and to live in a beautiful home and its surroundings.
