26, Downs View, Bude, Cornwall, EX23 8RG

Flat 1, 26 Downs View offers a rare combination of period character, natural light and an enviable coastal position, all within an easy walk of Crooklets Beach, the town centre and amenities.

Occupying the ground floor, the apartment feels practical and welcoming, with a communal porch and entrance hall leading to well-arranged accommodation.

The south facing lounge diner is an appealing room, centred around a bright bay window that draws in the light and makes the most of the outlook across the golf course.

A Victorian style kitchen range fireplace adds character and gives the room a strong focal point.

The galley kitchen is fitted with a range of wall and base units, with under counter space for appliances and a separate area for utilities.

All three bedrooms include built in storage, helping the property feel organised and easy to use.

Bedroom three also features a fireplace and has a door opening to the rear, providing direct access towards the allocated parking space.

The shower room is fitted with a white ceramic basin and WC, together with a spacious shower served by an electric Mira shower and a heated towel rail.

Outside, the front courtyard garden is for the sole use of Flat 1, enjoys a sunny south facing aspect, with views across the golf course, creating a place to sit and unwind.

The property also benefits from one allocated parking space to the rear, double glazed windows and doors, gas fired central heating and a modern Worcester condensing combi boiler.

Held on a long lease, with the remainder of a 190 year lease granted in December 1998, with peppercorn ground rent and no fixed service charge, this is a well located home with lasting appeal.

Maintenance and decoration of the building are shared equally between the four flats, with Flat 1 contributing 25% of the cost.

Buildings insurance is currently £358 per annum, representing 25% of the total policy cost for the whole building.

From our Bude office bear right into Belle Vue and proceed through the town and golf course. Take the first left-hand turn after the golf course into Downs View.

No 26 will be found approximately halfway along the road on the right-hand side.
