Flat 26, Grantley Court, Tunbridge Wells, TN1 1BX

A spacious two-bedroom first-floor apartment with lift access, forming part of the prominent Grantley Court on London Road, in an exceptionally convenient position for Tunbridge Wells station, the Old High Street and The Pantiles.

The apartment could suit a wide range of buyers, from professionals and commuters wanting easy access to London, to downsizers looking for generous proportions, lift access and a highly walkable town-centre location.

It could equally appeal to first-time buyers looking to modernise and create a home to their own taste, particularly given the combination of space, parking and such convenient access to the town.

Grantley Court comprises just 30 apartments and is understood to have originated from a terrace of six substantial Victorian houses, later converted into flats during the 1980s.

The result is a building with a sense of scale, character and individuality that can be difficult to replicate in more modern apartment developments.

This particular apartment has been owned since the 1990s and now presents an exciting opportunity for its next owner.

Some of the original fixtures and fittings remain, including the kitchen and distinctive avocado-green bathroom, and while modernisation is required, the underlying proportions provide an excellent starting point from which to create a highly individual home.

The living room is a particular highlight, with a large bay window bringing in excellent natural light and enhancing the feeling of space.

Both bedrooms are genuine doubles, while one also benefits from a particularly generous dressing area or near walk-in wardrobe, providing an unusual amount of storage for an apartment.

The accommodation is completed by the kitchen and bathroom, both offering clear potential for updating and redesign.

High ceilings, substantial rooms and the character of the period building provide a strong foundation for buyers looking beyond the current décor.

Grantley Court itself is particularly well established and has benefited from an unusual degree of continuity in its management.

The same residents’ association has overseen the building since its conversion into apartments in the 1980s, with some members involved since the 1990s.

The development is understood to be largely owner occupied, with annual meetings helping maintain an involved and friendly residential community.

A healthy sinking fund supports the ongoing maintenance and improvement of the building, while a long-serving porter, who has worked at Grantley Court since the 1980s, provides a further level of continuity and an exceptional knowledge of the development.

Parking is another valuable feature, particularly in such a central position.

Grantley Court provides 28 parking spaces for its 30 apartments, operated on a first-come, first-served basis, with each apartment issued one parking permit.

For buyers seeking a centrally positioned apartment with generous proportions, period character, established management and genuine scope to create something special, No.

26 Grantley Court offers a particularly interesting opportunity in one of the most convenient parts of Tunbridge Wells.

Leasehold & Share of Freehold Information The apartment is held on a leasehold basis with a share of the freehold and benefits from a very long 999-year lease dating from 1987 , with no ground rent payable The current service charge is approximately £3,172 per annum , which includes contributions towards the building insurance and a sinking fund for future maintenance and major works.

Location Grantley Court occupies a particularly central position on London Road, placing many of Tunbridge Wells’ best-known amenities within easy walking distance.

Tunbridge Wells mainline station is a major advantage for commuters, providing direct Southeastern services to London Charing Cross and selected peak services to Cannon Street.

The fastest journeys to Charing Cross are around 52 minutes, with frequent services throughout the day, while trains also run south towards Hastings.

The property is ideally placed for the Old High Street and Chapel Place, one of the town’s most attractive shopping areas, characterised by independent boutiques, cafés, restaurants, specialist shops and retained Victorian shopfronts.

From here, the route continues naturally into The Pantiles, the historic Georgian colonnade and one of Tunbridge Wells’ best-known destinations.

Alongside its established mix of cafés, restaurants, bars, galleries and independent shops, The Pantiles hosts a busy programme of events throughout the year.

Summer brings regular Live at The Pantiles music evenings, while recurring weekend markets attract independent traders offering local produce, artisan goods, fashion, antiques and gifts.

Food, drink and seasonal events further contribute to the lively social atmosphere.

For green space, Tunbridge Wells Common is particularly convenient from the London Road position, providing extensive open space, woodland, walking routes and recreation close to the heart of town.

It creates an unusual contrast to the central setting, allowing residents to move easily between the station, shops and cafés on one side and a substantial expanse of greenery on the other.

Heading north, Mount Pleasant Road forms one of the principal routes through the town centre and offers a further mix of independent businesses, restaurants and cultural amenities.

Here you will find the Assembly Hall Theatre, Town Hall and The Amelia Scott, which brings together the town’s library, museum, art gallery and adult education facilities.

For larger-scale shopping, Royal Victoria Place is also within easy reach, offering a broad selection of national retailers including Boots, Next, Marks & Spencer and Fenwick, complemented by the wider town centre’s cafés, restaurants and everyday services.

The area is also well served by bus connections, with Tunbridge Wells town centre acting as a hub for routes towards Tonbridge, Southborough, Pembury, Tunbridge Wells Hospital and the surrounding villages.

Routes including the 7 and 402 provide regular connections between Tunbridge Wells and Tonbridge, adding another practical transport option alongside the mainline railway.

Altogether, the location offers an unusually complete town-centre lifestyle, with the station, shops, restaurants, cultural amenities, green spaces and The Pantiles all accessible on foot, making a car largely optional for many day-to-day journeys.
