Outside is all woodland, thatch and history. But the kitchen and bathrooms are the kind of stylish spaces you'd expect to find in a luxury modern home.

With a private leafy back garden and only a short walk from the tram stop.

There's something truly special about a home that looks like it belongs in a Beatrix Potter illustration but has a kitchen and bathroom that belong in a design magazine.

If you’ve ever driven down Oaks Road chances are you’ll have noticed Coombe Farm Lodge.

Behind the remote-controlled security gates the first thing you see is the thatched roof, the white-painted timber walls, and a sweep of mature woodland that frames the whole picture.

The front plot is substantial - the gated driveway alone has room for several cars alongside the double garage with its remote-controlled roller door.

Inside, the hall leads through to a living and dining room that stretches over 32 feet.

It’s a room you can genuinely zone - with sofas and a TV at one end, a dining table at the other, and still have space left over.

The conservatory opens off the far end, looking directly out over the back garden. The kitchen is where the traditional thatched cottage stops playing by the rules.

Fitted in a clean, contemporary palette with sleek handleless units and integrated appliances including a built-in oven, it's the kind of kitchen that wouldn't look out of place in a new-build apartment.

The shower room is cut from the same cloth: With a large glass-enclosed shower and modern, low maintenance panelling.

The main bedroom has fitted storage, there’s a second double and a third room that works just as well as a study or dressing room.

The back garden is manageable and private - a large patio for summer evenings, with woodland behind the back fence.

Lloyds Park tram stop is around a fifteen minute walk away, connecting to Wimbledon and Beckenham, with onward rail services from East Croydon to London Bridge and Victoria.

For school-age children, Whitgift, Royal Russell, Trinity and Coloma schools are all within easy reach. Lloyds Park itself is just around the corner, with walks, open space and a café.

A traditional thatched cottage with a modern kitchen and bathroom, a 32ft reception room, a double garage and a woodland backdrop - this is a unique package in a surprisingly handy spot.
