This is a stunning entertainment space whatever the season.

The principal windows within the extension are oak faced aluminium, combining the warmth of natural timber internally with the durability of powder coated aluminium externally.

The sitting area incorporates a contemporary wood-burning stove, while the dining area has ample space for a large table or an extended living room.

The main kitchen, which was designed by the ex-chef owner, features gloss cabinetry and Italian granite leather-style worktops with a substantial central island.

This room is sufficiently generous to offer alternative use as a fourth bedroom, additional reception room or workspace if required.A freedom tunnel has been installed through the wall to allow the family pets to access the secure garden and keep muddy paws away from the main living area.

Bespoke wooden shutters and an automatic black out roller blind are fitted to the front aspect and matching wooden shutters are on the sink window which provides ample natural light.

A large under stairs walk in storage cupboard with power and lighting could easily be used as a utility room should the current utility be repurposed.

The first floor is devoted to a spacious second principal bedroom suite, providing particularly useful guest or multi-generational accommodation.

The bedroom overlooks the rear garden through dormer to the rear and Velux windows to the front and includes fitted storage and a boarded under- eaves storage/attic.

Electric blinds are fitted to the Velux windows. The en-suite bathroom includes a freestanding bath, large walk-in double shower, vanity unit and WC.

The house has been upgraded and architect designed with a strong emphasis on mobility, future proofing, energy efficiency and quality of construction.

The landscaped rear garden is designed as an extension of the living space.

A broad porcelain paved terrace with flower borders runs across the rear of the house and is accessed directly through the bi-fold doors, bringing the garden into the living space and providing an excellent area for outdoor dining and entertaining.

Steps lead to a sizeable lawn with established beds, mature planting and hedging, together with raised beds for vegetable growing and a polytunnel.

A sun patio allows you to get the last sun of the day and is an ideal BBQ space. The garden is private, enclosed and pet safe.
