THE PROPERTY Oldertown has been the much-loved home of the current owners for nearly 30 years and occupies an exceptional setting within grounds approaching six acres.

The main house is understood to date from the 1920s and, together with Mill Cottage, has been extensively modernised during the present ownership, with the cottage undergoing a virtual rebuild in 2025.

The main house offers generously proportioned and beautifully balanced accommodation, combining the warmth of a traditional country home with excellent spaces for modern family life.

At its heart is a welcoming farmhouse kitchen, well fitted with a comprehensive range of units and centred around an Economy 7 Aga.

An archway leads through to the dining room, a particularly attractive room with a wood burning stove set within a fireplace recess and wall-to-wall glazing incorporating sliding doors, which open directly onto the adjoining terrace and frame superb views across the gardens and surrounding countryside.

The sitting room is equally appealing, with a wide bay window and window seat making the most of the outlook, together with a further wood burning stove.

Double doors link the sitting room with the dining room, creating a wonderful sense of flow between the principal reception spaces and making the house particularly well suited to entertaining.

A third reception room, again of generous proportions, provides a comfortable study, snug or additional sitting room.

Also on the ground floor are an entrance hall, guest cloakroom, utility room and boiler room.

On the first floor are four bedrooms, together with a family bathroom, separate shower room and second guest cloakroom.

The principal rooms enjoy particularly attractive, far-reaching views across the gardens, grounds and the rolling countryside of Dartmoor National Park.

MILL COTTAGE Mill Cottage provides stylish and highly versatile guest accommodation arranged over two floors.

Having undergone a substantial programme of works, including a virtual rebuild in 2025, it now offers beautifully presented accommodation ideal for holiday guests, extended family or independent living.

The ground floor includes an entrance hall and double bedroom, while stairs rise to the first floor where an open-plan kitchen/dining room flows into the sitting area.

There is also a shower room and a second bedroom or study on this level.

A particular advantage of Mill Cottage is the extensive range of adjoining storage and workshop space at ground-floor level, including three storerooms/workshops, a garden store and log store.

OUTSIDE Oldertown offers an excellent range of outbuildings, including a beautifully presented stable yard with four stables, a substantial 20’ workshop / feed store / tack room, tractor shed, garden store and additional storeroom with cloakroom.

There are post-and-rail paddocks beyond and a post and rail chicken run.

The house is surrounded by beautiful, well established gardens and grounds which provide a wonderfully private setting and complement the house perfectly.

Mature planting includes an abundance of azaleas, rhododendrons and camellias, providing colour and interest throughout the seasons, while a charming lily pond forms an attractive focal point within the garden.

A former lawn tennis court makes the perfect croquet lawn and creates a wonderful level area for recreation and entertaining.

There is superb riding directly into the surrounding countryside and across Dartmoor, while the elevated setting affords exceptional, far-reaching views over the surrounding landscape.

In all, the gardens, paddocks and grounds extend to nearly six acres and provide an impressive combination of formal garden, recreational space and equestrian facilities.

DIRECTIONS (TQ13 9RA) From the A38 follow the road into Bovey Tracey and at the roundabout turn left towards Haytor and Manaton on the B3387. Follow the road, forking left at Five Wyches Cross.

After a couple of miles proceed beyond the turning on the left to Green Lane and take the immediate left after this junction – it looks like a slip road.

Proceed over the cattle grid and take the first left. Follow the drive and Oldertown is a little further along on the right.
