Ref:AS01 16th Century Farmhouse Situated On 8.75 Acres of Land With A Substantial Amount Of Outbuildings With The Potential To Purchase More Land If Required, Situated In Coveney.

An impressive and highly individual country home, set behind electric gates and surrounded by open countryside, offering substantial family accommodation, extensive outbuildings and a superb amount of outside space.

The range of outbuildings is substantial and includes a modern steel-framed grain store measuring approximately 46'10" x 137'9", a further general machinery store measuring approximately 58'7" x 58'11", an additional barn measuring approximately 19'5" x 59'9", and a former stable block.

Together they offer enormous potential for equestrian, agricultural, storage or business use, subject to any relevant permissions.

The property also benefits from a completely separate gated entrance into the agricultural yard, allowing large vehicles, horseboxes or machinery to access the outbuildings independently of the main house.

The house itself is full of character, combining the proportions and charm of the original building with a much more contemporary layout.

At the heart of the home is the fantastic open-plan kitchen, dining and living space, created from what were previously several separate rooms.

The kitchen is fitted with an extensive range of cabinetry and integrated Neff and AEG appliances, with a large central island and breakfast bar creating a natural focal point for both everyday family life and entertaining.

French doors open directly onto the rear garden, with far-reaching countryside views beyond.

A lower-level snug sits just off the main living space and features a log burner, making this a particularly cosy part of the house during the colder months, while doors again open onto the patio and garden.

On a clear day, views extend as far as Ely Cathedral.

There are two further generous reception rooms, giving the house a huge amount of flexibility depending on how a new owner wishes to use the space.

These currently provide separate sitting and dining areas, while the large entrance hall has previously also worked well as a home office or music room.

A practical boot room and adjoining utility area provide plenty of additional storage and day-to-day functionality, with direct access from the courtyard and a further door leading out towards the garden.

Upstairs, the property offers six bedrooms along with a family bathroom and an en-suite shower room to the principal bedroom.

Several of the bedrooms enjoy wonderful views across the surrounding countryside, while the arrangement of bedrooms four and five lends itself particularly well to creating a private suite for an older child, guest accommodation or an additional upstairs sitting room.

There is also a substantial loft area with newly installed windows, offering exciting potential for further accommodation, a games room or home office, subject to any necessary consents.

Outside is where the property becomes particularly special. Electric gates open onto a substantial courtyard with extensive parking and turning space, together with a detached quadruple garage.

To the rear of the house is a private enclosed garden with a large paved entertaining area, lawn and covered seating beneath a timber gazebo.

Beyond this, the property opens into a substantial area of land bordered by mature hedging and surrounded by uninterrupted countryside, creating a genuinely impressive sense of space and privacy.

Offering six bedrooms, extensive grounds, considerable outbuildings and beautiful open countryside views, this is a rare opportunity to acquire a substantial home with an exceptional amount of versatility both inside and out
