2 Langdale Terrace, Ambleside Avenue, Walton-on-thames, KT12 3EA

Positioned on Ambleside Avenue and accessed via the secure gated setting of Langdale Terrace to the rear, this beautifully kept family home offers something that’s becoming increasingly hard to find: A real sense of community.

Built in 2013, the development has a friendly and social atmosphere that the current owners say will be the hardest thing to leave behind.

It’s the sort of place where neighbours know each other, children safely learn to ride their bikes within the development, and summer evenings often turn into impromptu BBQs and get-togethers with friends nearby.

Combined with the well-regarded local school on the same road, it’s easy to see why families are so drawn to this location.

Walton Oak Primary School, described by Ofsted as “happy”, “inclusive” and “nurturing”, is right on the doorstep, while Walton-on-Thames town centre is around a 20-minute walk away, offering a great mix of shops, restaurants and everyday conveniences.

Hersham station is also within approximately 20 minutes on foot, providing direct links into London.

The house itself has been thoughtfully designed with modern family living in mind and still feels incredibly fresh and contemporary throughout.

The welcoming entrance hall leads to a generous downstairs WC, useful understairs storage, and a spacious kitchen diner that has become the heart of the home for the current owners.

The bay window creates a peaceful spot to sit with a coffee and watch the world go by, while the kitchen itself offers a gas hob, electric oven, integrated dishwasher and plenty of room for dining and entertaining.

To the rear, the living room is a fantastic family space with bifolding doors opening directly onto the garden, creating an easy indoor-outdoor flow during warmer months.

The garden also benefits from power, making it ideal for entertaining, along with a useful shed for additional storage.

Upstairs, the principal bedroom features fitted wardrobes and its own ensuite shower room.

The second bedroom is a comfortable double, while the third is still a very good-sized single room rather than the typical box room often found in modern homes.

There is also a well-presented family bathroom, excellent built-in storage on the landing, and access to a boarded loft via a pull-down ladder.

Subject to the usual permissions, there is potential for a loft conversion in the future.

Further benefits include two allocated parking spaces within the gated residents’ car park, something the current owners have found particularly beneficial from both a convenience and insurance perspective.

The development is managed with the gates and communal garden maintenance all taken care of via a managing agent, currently costing approximately £85 per quarter.

The property also benefits from a gas boiler with annual servicing under a HomeServe agreement, along with solar panels which offer future owners the option to utilise them if desired.

This is far more than simply a modern house - it’s a home centred around family life, community and convenience, in a setting where people genuinely enjoy living. What do the current owners love?

Well, if you hadn’t already guessed it, it has to be the community!

The design of the development offers that sense of security and relaxation whilst the house itself is more peaceful than you may expect, with the bay window being a popular spot to sit with a coffee and watch the world go by.

What do I love? You just can never have enough toilets in a family household! Having 3 available and no need for guests to go upstairs is ideal!

The home is also incredibly bright and spacious – I was surprised stepping in the front door as it felt almost Tardis like! Come and see it for yourself...
