Bedford Road, Holwell Bury, SG5 3SE

Property Insight: Tucked away along a private gated driveway and surrounded by beautiful grounds, this is a property which presents a rare opportunity to acquire a truly special country home.

Dating back to the 17th century and Grade II listed, this distinguished residence has been loved by its current owners for three decades, preserving its remarkable heritage while creating a warm and welcoming home perfectly suited to modern family life.

Spanning over 5.4 acres, the grounds are nothing short of extraordinary.

Formal gardens, mature trees, private woodland, a tranquil pond and a picturesque moat combine to create a peaceful and secluded setting for this characterful family home.

Stepping through the covered porch and into the entrance hall, the property’s wealth of period character is immediately apparent.

Exposed beams, original timbers and historic architectural details feature throughout, creating a wonderful sense of warmth and authenticity.

At the rear of the house is a large kitchen with walk-in pantry. Dual-aspect and with garden views, the space has a lovely country-kitchen feel.

Featuring white farmhouse-style cabinetry with matching tiled splashbacks, coordinating work surfaces and terracotta-toned traditional floor tiles, it’s a wonderfully bright space thanks to its large windows and part-glazed door which provides handy access to the garden.

Appliances include a pale blue Aga and integrated dishwasher, and there is plenty of room for a table and chairs, making it the ideal setting to enjoy relaxed family meals.

The kitchen leads on to a generous dining room. Neutrally decorated and featuring a stunning inglenook fireplace, it’s the perfect room for entertaining family and friends.

Dual aspect windows introduce plenty of natural light and - despite being a large room - it feels cosy and welcoming thanks to its warm red carpet and exposed brickwork.

It’s easy to imagine celebrating family events and special occasions in this lovely setting. Located on the opposite side of the entrance hall is an elegant sitting room.

This generously proportioned room has a neutral colour scheme which allows the beauty of the exposed beamwork to take centre-stage.

At one end of the room is another attractive inglenook fireplace – a fantastic focal point and the opportunity for many cosy winter nights spent in front of the fire.

The room has ample space for adding comfy sofas and additional furniture to create a wonderfully relaxing setting for spending time with family and friends.

Leading off from the sitting room is the family room - another bright room which is fantastically versatile.

Currently set up as a family room, it would make an equally good playroom, hobbies room or games room.

With French doors leading to the garden, it’s also perfectly set up for indoor/outdoor living during the summer months. A second staircase from the family room leads up to the first floor.

Located behind the family room is a large study – this is another versatile space which is ideal for anyone working from home but could also be used for other purposes.

A handy cloakroom completes the downstairs. The exposed beams and period detailing continue on the first floor.

Two separate staircases lead up to an incredibly spacious landing which enjoys delightful views across the gardens and woodland beyond, as well as offering versatile additional living space beyond the four double bedrooms on this floor.

The principal bedroom is over 20’ in length and dual aspect. Decorated in a warm-neutral colour scheme, it has a blue carpet and plenty of space for furniture as well as wonderful views.

The other three bedrooms on this floor are all comfortable doubles with carpet, neutral décor and good proportions.

A family bathroom is located next to the principal bedroom and is traditional in style with a white bathroom suite, including a full-size bath and separate walk-in shower.

A second shower room is located at the opposite end of the landing, featuring a modern white suite. On the second floor are a further four spacious rooms offering excellent flexibility.

A large bedroom measures over 21’ in length and has its own entrance, whilst the three other rooms lead off from one another.

Each of the rooms is neutrally decorated and carpeted and they are currently being used as two bedrooms, a playroom and snug – however, they could be easily adapted to suit your own needs – perhaps guest accommodation, a teenager’s retreat or additional work and leisure space.

Outside, the grounds form an incredible asset of the property and an exceptional backdrop to daily life.

Sweeping lawns wrap around the house, while the south-facing formal garden offers the perfect setting for outdoor entertaining and summer gatherings.

A pond, complete with a decking area, creates a peaceful place to sit and unwind, while the surrounding woodland enhances the sense of privacy and connection with nature.

For golf enthusiasts, the private putting green inspired by Jack Niklaus adds a unique touch, providing the perfect space to practise your short game without leaving home.

An incredible par 3, featuring shots played into the green from 120 yards, testing both accuracy and precision. It’s also simply an amazing setting for children to explore, play, and enjoy.

A gated driveway provides extensive parking and there is a double garage which provides plenty of storage.

An established outbuilding currently provides storage, office space and a cloakroom, with possible potential for redevelopment subject to the necessary permissions.

Combining historic charm, versatile accommodation and magnificent grounds, this is a truly unique family home where you can create some incredible memories and be the next chapter of this unique property’s rich history.
