Holmes Court, Medway Wharf Road, Tonbridge, TN9 1GS

An excellent opportunity to acquire a generously sized one-bedroom retirement apartment, offering not just a home, but a lifestyle, within a modern and well-managed development designed around comfort, community, and security.

Situated on the first floor, the building is easily accessible via both steps and a ramp, offering added convenience for those with mobility considerations.

Entry is gained through a secure, coded communal door, reflecting the strong emphasis on safety and peace of mind overseen by the on-site house manager and FirstPort.

At the heart of the development is a warm and welcoming communal lounge — a perfect place for residents to relax or socialise.

With comfortable seating and a kitchen area for making refreshments, it’s a space designed to be enjoyed.

The lounge can also be hired for private family gatherings, with costs ranging from £10 to £30 depending on duration.

Holmes Court hosts a variety of social events throughout the year, including bingo and movie nights, creating a vibrant and friendly community atmosphere.

Both stairs and a lift provide access to the first floor, where this spacious apartment is located.

Upon entering, you are welcomed into a hallway featuring a large storage cupboard that houses the water tank, offering excellent practical storage.

The reception room is bright and airy, enhanced by large patio doors that allow natural light to flood the space.

A charming Juliet balcony provides the perfect spot for plant pots — ideal for those with green fingers.

Just off the lounge is the separate kitchen, thoughtfully designed to keep cooking aromas contained.

It is fully integrated with a fridge, freezer and oven, with the oven having been replaced within the last couple of years.

The bedroom is a well-proportioned double, complete with fitted wardrobes for ample storage.

The bathroom is fitted with a bath and shower over; however, many residents within the development have chosen to install walk-in showers, which can be fitted at the purchaser’s own cost, offering flexibility for future adaptation if desired.

In addition to the communal lounge, residents benefit from a guest suite available to hire — £30 per night for one guest or £35 per night for two guests — ideal for visiting friends and family without compromising your own living space.

A unique advantage is that residents can book guest suites at any FirstPort-managed development nationwide at the same rate, making it a cost-effective alternative to hotels when travelling.

The guest suite includes two single beds (which can be combined into a double), fitted wardrobes, a TV, and a shower room.

Adjacent to the guest suite is a well-equipped laundry room, providing ample space and facilities for residents’ laundry needs.

Safety and reassurance are paramount, with a 24-hour emergency call service and an on-site lodge manager available Monday to Friday from 9am to 5pm.

Outside, the beautifully maintained communal gardens offer a peaceful retreat, complete with a patio area, tables and chairs, and an abundance of pots and hanging baskets — perfect for keen gardeners.

Whether enjoying a morning coffee or a glass of wine in the sunshine, this is a lovely space to relax and unwind — reinforcing that this is not just an apartment, but a lifestyle choice.

The development is ideally located within the popular market town of Tonbridge, which offers an extensive range of amenities.

These include a variety of shops, supermarkets, cafés and restaurants, as well as leisure facilities, parks and riverside walks.

Tonbridge also benefits from excellent transport links, including a mainline railway station with regular services to London and the coast — perfectly combining convenience with connectivity.
