A grand and light filled ground floor The front door opens into a large and welcoming entrance hall, where a beautifully crafted oak turning staircase rises gently to the first floor.

A tall feature window on the stair return allows natural light to flood this central space, creating an immediate sense of height and arrival.

From the hall, the ground floor unfolds into a series of generous and well balanced living areas.

The open plan kitchen and dining space sits at the heart of the home, enjoying a picture window to the front elevation and patio doors opening to the rear garden, providing excellent natural light throughout the day.

The kitchen follows the same premium specification as Anjou House, offering a bespoke design with stone worktops, a central island and high quality integrated appliances.

A separate exit sits alongside the kitchen, leading directly to the rear garden and connecting seamlessly with the utility/boot room – a practical and considered feature for country living.

The ground floor is completed by a cloakroom, a separate study, and a beautifully proportioned lounge, accessed from the hall.

The lounge opens into an elegant L shaped layout, centred around a fireplace suitable for a log burner.

Dual aspect windows and additional doors to the side garden create a space that feels both expansive and inviting, ideal for family life and entertaining.

An attached double garage provides excellent storage and parking. The design incorporates one enclosed bay and one covered carport style bay, offering flexibility for modern living.

A generous and well balanced first floor Upstairs, the first floor continues the sense of space and quality found throughout the home.

The layout provides four well proportioned double bedrooms , two of which benefit from private en suite bathrooms, alongside a beautifully appointed family bathroom.

Each bedroom has been carefully planned to offer excellent natural light, comfortable proportions and a calm, restful feel, making the accommodation ideal for family living, guests or home working.

Architectural detailing elevates both the exterior and interior experience.

Oak beams frame the upper window features, creating visual height and character externally, while drawing the eye to the vaulted apex of the main elevation.

To the front, dormer windows enhance space and symmetry, while Velux roof lights to the rear ensure excellent natural light throughout the first floor.

Specification and craftsmanship Bartletts House follows the same carefully considered specification as Anjou House, combining premium materials, bespoke finishes and modern building standards.

Buyers purchasing off plan will have the opportunity to influence finishes and detailing, ensuring the home reflects their personal style while retaining the cohesive design language of Pear Tree Orchard.
