9, Holmlands Place, Kilmarnock, KA1 1UT

Some houses come up for sale every few years, for others you have to wait half a century.

9 Holmlands Place has been in the same hands for over 50 years, and now this detached four bedroom villa, tucked away in a quiet cul de sac in Gargieston, one of Kilmarnock's most sought-after addresses, is ready for its next chapter.

Step through the front door and a bright hallway with warm wood flooring sets the tone, with a handy downstairs WC just off it.

The living room is the heart of the house, a big, bright space with windows on two sides and a feature fireplace that turns winter nights in into a treat.

With well-proportioned rooms over two floors, there is genuine room to grow here.

Across the hall, the dining room has room for a proper family table and opens through patio doors into the conservatory, the perfect spot for a morning coffee or a lazy Sunday with the papers while looking out over the garden.

The kitchen is fitted with sleek white units, wood-effect worktops and an integrated double oven, with plenty of space for the everyday chaos of family life.

Upstairs, four bedrooms give everyone their own space, two with built-in wardrobes keeping things tidy, and whether you need a nursery, a home office or a spare room for visiting grandparents, there is flexibility here to suit.

A family bathroom with a shower over the bath completes the upper floor.

Outside, the house sits on a generous plot with a lawned front garden, driveway and attached garage, while the rear garden is a real highlight: Private, sheltered and beautifully kept, with a manicured lawn, mature trees and shrubs and a paved patio made for summer barbecues.

Gas central heating via a modern combi boiler and double glazing are in place, and with a little modernising there is a great opportunity to put your own stamp on a home that has clearly been loved over the years.

And then there is the location.

Homes in Gargieston rarely reach the market, and a quick look around the area tells the story: Extension after extension, because once people move in, they tend to stay. It is easy to see why.

Gargieston has a settled, friendly feel, with tree-lined streets and well-kept gardens, yet everything you need is close at hand.

Gargieston Primary and Grange Academy are both within easy walking distance, turning the school run into a stroll.

Howard Park is close by for walks, play and fresh air, along with the popular tennis, pickleball and padel club, so there is no excuse not to pick up a racket.

When it is time for a treat, the Park Hotel, Blues and the Pavilion are all on hand for dinner, drinks or a celebration, and Kilmarnock town centre, the train station and the main road links are all within easy reach.

Opportunities like this do not come along often, so book your viewing early.
