London Road, Uppingham, Oakham, Rutland, LE15 9TJ

A contemporary house, with inverted layout, offering bright, well-appointed living spaces, designed to maximise south and east aspects, the wooded views and the secluded Uppingham setting Description Discreetly positioned along a private lane, this striking contemporary home, which was constructed in 2023, combines bold architectural vision with outstanding family accommodation, all within an unexpectedly secluded setting, little more than 600 metres south of Uppingham’s Market Place.

The house is a confident design statement, formed around a gently sinuous ‘S’-shaped plan that creates a sense of movement and elegance rarely seen in residential architecture locally.

The carefully modelled curves are deliberately smooth and continuous, ensuring the building reads as a single flowing form that sits comfortably within its wooded surroundings while remaining visually arresting.

Externally, materials have been chosen both for visual impact and longevity.

The ground floor is clad in FORMA composite boards in ‘Spiced Oak’, whose vertical grain enhances the curvature of the façade while aiding rainwater run-off and long-term appearance.

Above, silver-grey zinc cladding wraps the first floor, delivering a low-maintenance, self-cleaning finish ideally suited to a woodland backdrop.

Stainless steel and glass balconies trace the line of the building, reinforcing its contemporary identity while maximising natural light and views.

Dark grey mono-pitched roofing, together with matching windows and doors, completes a cohesive and refined palette.

Flexible, light-filled accommodation for modern family life The entrance hall makes an immediate impression, centred around a sculptural cantilevered stone spiral staircase that draws the eye upward.

Throughout the house, tall glazing frames views across the principal gardens to the east, creating bright, uplifting interiors and a constant connection with the outdoors.

The ground floor has been designed with flexibility and everyday family living in mind. To the south is a generous home office, perfectly suited to modern working patterns.

Beyond, utility and plant rooms lead through to a dramatic double-height integral garage, capable of accommodating up to four vehicles with stackers.

To the north, a large sitting room offers an ideal space for children, guests or informal entertaining, with a well appointed, full suite family bathroom alongside.

The sitting room also provides access to two ground floor double bedrooms, ideal for older children, guests or multi-generational living.

The heart of the home sits on the first floor, where an outstanding open-plan kitchen, dining and family room stretches across the southern end of the house.

With extensive glazing and banks of bi-folding doors providing access to a wraparound balcony to the east and south, the room is perfectly oriented to make the most of light, views and outdoor living.

The bespoke kitchen includes a central island, integrated appliances and a media wall, with clearly defined yet connected zones for cooking, dining and relaxing.

Three further en suite double bedrooms occupy the northern end of the first floor. The principal suite is particularly impressive, with a walk-through dressing room leading to the en suite.

A door from the landing provides access via a bridge to the upper garden, reinforcing the seamless connection between house and landscape.

The Gardens The gardens extend to approximately 0.4 acres in total and are arranged predominantly to the east of the house, running from north to south.

An electric gate opens from the lane onto an extensive driveway, providing access to the garaging and a porte cochère at the front entrance. There is generous parking for a number of vehicles.

The gardens are mainly laid to lawn and gently tiered alongside the house, with well established mixed shrubs and trees providing structure and screening along the boundaries.

An upper garden, accessed directly from the house via a bridge, offers a high degree of privacy and incorporates a covered barbecue and games area, together with a hot tub; an ideal space for outdoor entertaining.

Location The property occupies an enviable position just 0.6 miles from Uppingham’s Market Place, discreetly set back approximately 130 metres from London Road and approached via a private lane, that serves only two other dwellings beyond.

With minimal passing traffic, it enjoys a notably private and peaceful setting, rare for a location so close to the town.
