Blacknest Road, Bentley, GU34 4PT

The Sought After Spot Where the South Downs Ends and Alice Holt Forest Begins. An immaculate, updated and extended Victorian house, with a summerhouse and workshop at the bottom of your 80m garden.

In a quiet Hampshire hamlet, surrounded by countryside with Waterloo still only an hour away by train. Most countryside moves involve a trade-off.

You get the views, the space, the peace and quiet - but you give up the easy commute and the sense that London is still within reach.

Bentley doesn't ask you to make that call, as Bentley station is less than a ten-minute walk away and the train to Waterloo takes around an hour - with the chance to explore Alice Holt Forest the moment you step off the platform.

Bridge End is believed to have been the Victorian Stationmaster's house that has grown and evolved over the years.

The ground floor runs to just over 1,000 sq ft - with a vaulted ceiling sitting room, a separate dining room, kitchen, family room, utility and conservatory.

The sitting room alone stretches nearly 20ft.

The kitchen carries the character of the original railman's cottage - but with 21st century Bosch appliances, cool Corian worktops and Rangemaster double oven and gas hob.

The conservatory is a bespoke Uglow timber extension added during the main redevelopment of the property in the early 2000s There are three bedrooms - two of them looking out over the countryside.

The second bedroom has windows on two sides, both framing open fields that have been kept in private ownership specifically to prevent development.

The main bedroom has fitted wardrobes, a Juliet balcony and its own en-suite.

There’s a drive at the front with space for more cars than you'd expect, anchored by a mature apple tree, additional parking also at bottom of garden. The lovely leafy garden runs to around 80 metres.

Planning permission is already granted for a replacement habitable summerhouse at the bottom - keeping the same footprint as the existing structure, with two years left to start work.

There’s also a separate workshop measuring over 400 sq ft with lighting, power and water in place. If you’re looking for a quiet village life, Bentley is the real thing.

Isington farm shop is just up the road. The Barn Owl is close enough to call your local and The Star located in the village centre is another pub that’s worth popping in for a pint.

Mad Swans in The South Downs Hotel with golf course, family activities, dining, and hospitality being only a mile and a half away.

Bentley village stores cover your day-to-day needs with the post office alongside. Bentley and Binsted primary schools are both rated “Good” by Ofsted.

Weydon in Farnham and Amery Hill in Alton the natural choices for secondaries. Both Farnham & Alton have 6th form colleges as well.

The community here may be small but it’s close and active, with a WhatsApp group, a monthly parish magazine and regular weekly activities at the village hall.

This could be ideal if you've been waiting for the move that gives you an idyllic countryside village life without giving up the London connection. Get in touch to arrange a viewing.
