42 Smithfields, Chester, CH3 9RG

Comment from Oliver Weston of Gascoigne Halman Located on Smithfields, a quite cul de sac within Tattenhall village, this property enjoys being within reasonable walking distance of the village centre with its range of amenities and the highly regarded primary school.

The home itself has undergone a number of notable improvements by the current owner, a number of which can be very rare to find on a property offered via a shared ownership scheme.

The highlights of these have to be the extension which has added a garden room, ideal for additional reception space but also flexibility for a ground floor bedroom as required, and the solar panels they fitted which output on average circa 1,650 kw per annum.

Thanks to the solar panels the property has an impressive EPC energy rating of 82 (B).

For full details of the layout please see the attached floorplan but in brief the ground floor begins with the entrance hall that leads through to the front living room.

At the centre of the home is the kitchen which benefits from a dishwasher, filtered water system to the kitchen sink, air conditioning unit and large electric oven which has a gas supply behind should this be preferred.

Connecting to the kitchen is the utility room which offers in addition to extra storage, space for a large American style fridge freezer, washing machine and tumble dryer.

Off the utility is a wet room style toilet and shower room.

At the rear of the property is the aforementioned garden room, built as an extension with high insulation standards and providing a multi-functional space whether that be additional reception room with garden access through the double doors or ground floor bedroom space thanks to its direct access to the shower room.

The first floor houses the two double bedrooms which are both served by the family bathroom with full size bath and shower fixing above.

The whole house is fitted with double glazing expect the main bedroom which has been upgraded to triple glazing.

Another helpful point is that the loft has been boarded and has a fitted ladder to help with further storage.

Externally the property continues to impress with off road driveway parking for two to three vehicles, large shed and patio area to the side whilst at the rear there is a raised terrace that sits off the garden room, lawn garden and bedding areas.
