Ashbrook House, Watery Lane, Monmouthshire, NP25 5AT

Set along the peaceful stretch of Watery Lane on the outskirts of Monmouth, this exceptional opportunity offers something increasingly rare: The chance to own a beautifully designed, high-end family home before a single brick is laid, with the freedom to influence finishes, layouts and detailing to create a home that feels truly yours.

For anyone who has dreamed of building their own home but felt unsure where to begin, this off-plan purchase provides the perfect middle ground - an expertly conceived design and a trusted developer already in place, combined with the exciting ability to personalise key elements to suit your lifestyle.

This substantial five-bedroom residence has been thoughtfully designed to sit comfortably within its generous plot, embracing the quiet, leafy surroundings and offering a contemporary yet timeless aesthetic.

The façade blends warm-toned brickwork with attractive cladding and deep charcoal roofing, hinting immediately at the calibre of the home behind the front door.

Every detail, from the landscaped driveway to the private, secluded gardens beyond, speaks of quality, space and luxury living.

Step inside and you are immediately met with a sense of volume and light.

The entrance hall sets the tone for the rest of the house, offering a welcoming, airy space that branches off to the main ground floor rooms.

The heart of the home is undoubtedly the expansive open-plan kitchen, dining and family area - an impressive modern living space stretching across the rear of the property, designed with contemporary family life firmly in mind.

This is where daily routines, relaxed weekends and celebratory moments will naturally unfold, with the kitchen at the centre.

At this off plan stage, buyers have a wonderful opportunity to tailor cabinetry, worktops, appliances and overall styling to their preferred specification, whether that’s a sleek minimalist space or a warm, more traditional aesthetic.

The room flows effortlessly into the family and dining zones, ensuring everyone can be together while enjoying their own activity, whether cooking, relaxing or entertaining.

Two sets of full width bi-fold doors open directly onto the secluded rear gardens, immediately expanding the living space outdoors.

In the warmer months these wide openings will transform the entire back of the house, creating a seamless connection between inside and out, ideal for alfresco dining, children playing freely on the lawn, or simply enjoying the peaceful setting that Watery Lane is known for.

The garden itself offers ample space for landscaping, seating areas, play zones or even a kitchen garden, and because the property is off-plan, buyers can still have input into how this outside space is arranged and finished.

For more formal evenings or moments of quiet, the separate lounge provides an elegant, versatile retreat.

Double doors connect it to the main living area, allowing the two spaces to be opened up for large family gatherings or closed off to create a cosy, intimate atmosphere.

Whether used as a film-style snug, a grown up entertaining room or a calm space away from the bustle of family life, it is an inviting room with lovely proportions and plenty of natural light.

Families will also appreciate the inclusion of a dedicated study on the ground floor, a must have for modern living.

Whether used as a home office, a reading room, a children’s playroom or a second snug, it offers valuable flexibility.

A well-placed utility and laundry room sits to the side, complete with its own external door - ideal for kicking off muddy boots, bringing in pets or keeping household tasks cleverly tucked away.

A downstairs WC completes the ground floor accommodation. The sense of scale continues upstairs, where the layout has been planned to offer comfort, privacy and luxury.

The master suite is a standout feature, designed as a calming sanctuary away from the main living areas.

With a generous bedroom, a beautifully appointed en-suite bathroom and a spacious dressing room, it creates the feel of a boutique hotel within your own home.

Buyers who secure the property early will enjoy the rare opportunity to influence the finishes and final look of this stunning suite, from bespoke wardrobes to the exact style of the bathroom.

Bedroom two also benefits from its own en-suite, making it perfect for older children, teenagers, guests or extended family.

The remaining three bedrooms are all genuine doubles, ensuring that every family member enjoys generous space and comfort.

A luxurious family bathroom completes the upper floor, again with potential to personalise fixtures and finishes to suit your taste.

Throughout the home, the developers are committed to delivering high-end materials and craftsmanship, ensuring that the finished property not only meets but exceeds expectations for a home of this calibre.

With numerous customisable elements still available at this stage - kitchen design, bathroom styling, flooring choices, tiling, bespoke joinery and more -buyers can craft an interior that reflects their own lifestyle and aesthetic preferences without the stress of managing a full self build project.

Beyond the impressive specification of the house itself, the location elevates this opportunity even further.

Watery Lane offers a slice of rural heaven while remaining a stone’s throw from the thriving centre of Monmouth, one of the most desirable market towns in the region.

Surrounded by rolling countryside, leafy footpaths and peaceful scenery, the setting feels wonderfully tranquil, yet the town’s boutique shops, cafés, restaurants and cultural attractions are only minutes away.

Families are particularly drawn to Monmouth for its exceptional schooling options, including some of the region’s most renowned state and independent schools, making this a location that truly supports a high quality lifestyle.

For buyers seeking space, luxury and the dream of crafting their perfect home without the complexities of managing a build themselves, this off-plan opportunity on Watery Lane is a rare find.

With generous accommodation, beautiful design, premium finishes and the ability to shape the final details, it promises to become one of Monmouth’s standout family homes.

Early reservation is strongly encouraged to take full advantage of the customisation options available and to secure this exceptional property before completion.
