Garden Flat, 32, Marlborough Buildings, Somerset, BA1 2LY

Elegant garden apartment on one of Bath’s most prestigious addresses Description This exceptional garden apartment occupies the ground, lower ground, and basement floors of a distinguished Georgian townhouse on Marlborough Buildings-one of Bath’s most prestigious addresses, moments from the Royal Crescent.

Enjoying green, open views over the allotments and Royal Victoria Park to the rear, the property is perfectly positioned on a highly sought after street close to the well regarded Marlborough Tavern public house and the famed Sion Hill.

Upon entering the apartment, the entrance hall is framed by striking Crittall style windows and a glazed door that offers a wonderful first glimpse into the elegant drawing room beyond.

This room is flooded with natural light from its large West facing sash windows, enjoying tranquil views across the garden.

Also on this level is a beautifully proportioned study or further sitting room featuring high ceilings, fine period cornicing, and an abundance of charm-an ideal home office or fourth bedroom if required.

Between the drawing room and study is a bespoke bookcase which cleverly conceals a “secret” door leading to a staircase up to the mezzanine level.

Although this space has restricted head height, it makes for a delightful reading nook, hobby space, or additional storage. The mezzanine overlooks the drawing room.

A beautiful wooden staircase leads down to the garden level.

Here, the large kitchen/dining room provides excellent everyday living space, with high ceilings and a contemporary kitchen thoughtfully integrated into the original range fireplaces.

A walk in pantry provides extensive food storage, while two additional cupboards give scope for extra refrigeration if required.

A WC is accessed via the utility area, where there is also access to the front courtyard and external steps up to the pavement. Two front vaults offer superb storage.

The principal bedroom is positioned to the rear at garden level, overlooking the beautiful walled garden. Light and spacious, it includes an en suite shower room.

Adjacent is a generous dressing/boot room equipped with excellent built in storage, a Belfast sink and seating.

The lower floor sits below garden level and offers two substantial double bedrooms alongside a newly fitted bathroom with separate shower.

Externally Set against a beautiful natural backdrop, this exceptional west facing tiered garden offers a tranquil and highly private outdoor retreat.

Immediately outside the property is an elegant stone paved terrace, perfectly arranged for alfresco dining and relaxation, complete with built in planting, a water feature, and ample seating space.

Mature stone walls and lush climbing plants create an intimate courtyard feel. From the terrace, a central pathway leads upward through a series of thoughtfully landscaped levels.

Each tier is richly planted with an impressive variety of shrubs, perennials, and specimen plants, providing colour and interest throughout the seasons.

A charming arched walkway frames views back towards the house and connects the lower terrace to the upper garden.
