Chain Free. A spacious three bedroom second floor apartment with balcony, lift access and secure parking, set within the popular Time Square development on the West Park/Far Headingley border.

Overview This well proportioned second floor apartment forms part of Queens House, within the sought after Time Square development, just off Otley Road.

The apartment occupies a particularly pleasant position within the building, enjoying an open outlook over the well maintained communal grounds, excellent natural light and a wide expanse of skyline.

Having been in the same ownership from new, understood to be since around 2005, the property now offers an excellent opportunity for a buyer to modernise and improve to their own taste.

A relatively new gas central heating boiler was installed in late 2023, and the apartment is offered with no onward chain.

Communal Entrance The development benefits from a secure communal entrance with audio entry system, lift access to all floors and internal access to the secure undercroft parking area.

The communal areas are well maintained and benefit from excellent natural light.

Accommodation The apartment opens into a particularly spacious reception hall, which is unusually generous in size and provides excellent storage, including a walk-in cupboard and a separate boiler/store cupboard.

Light oak style internal doors lead through to the main accommodation.

Open Plan Living and Dining Space The main living area is a generous open plan lounge and dining space, well lit by wide windows and French doors leading directly onto the balcony.

The lounge offers excellent space for relaxed living, while the adjoining dining area comfortably accommodates a good sized dining table, making it ideal for both everyday use and entertaining.

Balcony The balcony enjoys a very pleasant open outlook over the communal grounds, with no neighbouring windows immediately facing.

There is space for seating, potted plants or a small outdoor display, making it a lovely spot to sit and enjoy the outlook.

Kitchen The kitchen is well planned and fitted with a range of wall and base units, work surfaces, integrated appliances and useful storage.

There is also potential space for a small breakfast table or additional freestanding furniture, depending on a buyer’s requirements. Bedrooms There are three bedrooms in total.

The main bedroom is a generous double, enjoying a pleasant outlook across the landscaped communal grounds and benefiting from an en-suite shower room.

The second bedroom is also a good size and enjoys a similar outlook, making it ideal as a guest bedroom, formal dining room or additional sitting room if preferred.

The third bedroom is notably spacious for an apartment of this type and would also work well as a home office.

Bathrooms The main bedroom benefits from an en-suite shower room with natural light and ventilation from an opening window.

There is also a separate bathroom fitted with a white suite, including bath, wash basin and WC.

Outside Time Square is set within attractive, well maintained communal grounds, with established planting, paved walkways, pergolas and seating areas.

The apartment also benefits from a secure personal numbered parking space beneath the building, with internal access back into the communal hallway.

Lease Information The property is leasehold, with a term of 150 years less one day from 1st July 2002, leaving approximately 126 years remaining as of July 2026.

The seller owns shares in the Freehold Company, which will be transferred to the purchaser on completion. As a result, no ground rent will be payable.

The service charge is £3,096.77, payable annually 1st January. The managing agent is Adair Paxton.

The apartment also has exclusive use of underground parking space number 8, with direct internal access from the car park to the apartment building.

Buyers should verify the lease terms, service charge and transfer of the Freehold Company shares through their legal representative.

Location Time Square is conveniently positioned on the West Park/Far Headingley border, just off Otley Road.

The location is well placed for access into Headingley, Leeds city centre and the wider north Leeds area, with regular bus routes nearby.
