Elmcroft Crescent, Bristol, City of Bristol, BS7 9NF

Enjoying a highly desirable south-west facing orientation and an elevated hillside position, this deceptively spacious home offers carefully considered accommodation arranged over four levels, exceptional natural light and far-reaching views across Purdown.

With off-street parking to the rear on a driveway with parking spaces, additional on-street permit parking available at the front of the house, and an electric vehicle charging point located on the rear driveway, the property combines everyday practicality with a truly impressive outlook.

Accessed via a small flight of steps and a high-quality aluminium front door, the home opens into a useful entrance hallway with space for coats and shoes, leading through to a beautifully designed open-plan kitchen, dining and living space that forms the heart of the house.

The property has been fully renovated back to brickwork, with all electrical wiring, plumbing, pipes and cabling entirely replaced, and benefits from a smart home system controlling the lighting, shutters and Bosch appliances, all of which can be operated via a mobile phone or tablet.

The open-plan kitchen, dining and living area is finished with large-format Italian porcelain tiles by Ariostea, including Basaltina Anthracite, Marmi Nero Marquina and Calacatta Lincoln.

This highly versatile level offers two distinct areas and benefits from an AutoMist fire protection sprinkler system installed within the open-plan space.

The kitchen is exceptionally well equipped and will appeal to keen cooks, featuring a Bosch induction hob with extraction, integrated Bosch oven and Bosch coffee machine, an AEG integrated dishwasher, a Liebherr wine fridge and an LG American-style fridge freezer, with final appliance choices able to be agreed if required.

Ample wall and floor-mounted cabinetry provides excellent storage, while the layout flows seamlessly into the dining area and adjoining family snug.

A 36” Dimplex Revillusion built-in electric fireplace creates a warm focal point, making this an inviting space for everyday living and entertaining.

Underfloor heating runs throughout this entire ground-floor living, dining and reception space, and a guest WC is discreetly positioned at the far end of the kitchen.

Lighting throughout the house has been carefully specified and includes Italian Muse LED lighting by Sandro Santantonio, a pendant light by British designer Lee Broom located in the dining area, and AQForm Lens Line lighting to the kitchen and hallway areas.

A shutter is fitted to the kitchen bi-fold doors, and all windows throughout the house are fitted with day and night blinds.

Full-width bi-folding doors open onto a sun-soaked, south-facing terrace, with the garden finished with porcelain slabs.

This is a standout feature of the home and a natural extension of the living space, ideal for morning coffee, outdoor dining or evening sundowners, with uninterrupted views across the surrounding rooftops towards Purdown.

A striking oak staircase with LED under-lighting and a contemporary steel wire balustrade leads to the first floor.

Here are two generous double bedrooms, both benefitting from extensive integrated wardrobe storage, one currently arranged as a walk-in dressing room.

A further room on this level works perfectly as a home study or nursery.

These rooms are served by a spacious family bathroom, complete with a jacuzzi bath and overhead shower, heated towel rail, vanity storage and a large south-facing window, with underfloor heating for added comfort.

The solid oak staircase continues to the top floor, where the principal bedroom forms a truly standout feature of the home.

Spanning the full depth of the property, this impressive room enjoys breathtaking, uninterrupted views from its elevated position.

Wall-to-wall bi-folding doors at one end and five Velux roof windows at the other flood the space with natural light, one of which is positioned within the en suite bathroom.

Electric blackout blinds provide comfort and privacy when required.

The current owners have also configured this room to double as a home cinema, complete with surround sound and an electrically operated projector screen that discreetly retracts into the ceiling when not in use.

The bedroom is complemented by a generous en suite shower room, fully tiled and featuring extensive integrated eaves storage, a multi-spray shower and underfloor heating.

To the rear of the property, steps descend from the terrace to a small lawned garden that enjoys much of the day’s sun, with porcelain slabs also laid to the rear external areas.

From here, triple-glazed French doors open into the lower ground floor alongside a large triple-glazed window, providing excellent natural light.

The basement includes a WC with washbasin, with all plumbing connections already in place, and offers potential to be used as an annex.

The level is fully insulated, Cat-wired throughout (as is the entire house), and further benefits from a large, dry undercroft storage area spanning the full depth of the property.

A final short flight of steps leads down to the off-street parking area at the rear of the house, providing space for two vehicles and access to the electric vehicle charging point.

The property also benefits from additional EWI insulation throughout, making it energy efficient in winter and cooler during the summer months with silicone render.

Approved planning permission is already in place for a rear extension, offering further scope for future improvement.
