Highfield Barn, Hill Top Road, Chesterfield, S45 0BZ

Set in an elevated position on the edge of Ashover, this is a home where countryside living and village life come together in perfect harmony.

Around two acres of predominantly level grounds, beautiful views, remarkable privacy and space in every direction, yet the heart of Ashover is still within walking distance. It’s a rare combination.

Space without isolation. Countryside without inconvenience. Privacy without compromise. Arrive along the sweeping driveway and there’s an immediate sense of escape.

Mature gardens surround the house, countryside forms the backdrop and there’s space everywhere you look.

Yet a short walk into the heart of Ashover brings village pubs, the café, local farmshop, school and everything that makes this such a special community to call home.

This is a home for muddy boots and summer parties. For dogs, horses, children and grandchildren. For quiet mornings in the garden room and busy evenings around the kitchen island.

A proper country home, surrounded by space and greenery, yet with one of Derbyshire’s most beautiful villages just a walk away.

Planning Permission The property also benefits from existing planning permission to create a self-contained annexe, designed to include a bedroom, bathroom, lounge, kitchen and garden room.

The garden room element has already been completed, meaning the permission has been implemented and remains live for completion of the remaining accommodation.

There is also planning permission for the change of use of part of the adjoining paddock to residential garden, offering the opportunity to further extend the home’s formal garden space.

The Accommodation Across approximately 2,863 sq ft, the layout is exceptionally flexible.

Two ground-floor bedrooms make the house surprisingly accessible and future-proofed, while two further bedrooms upstairs allow family, guests, teenagers or visiting relatives to have their own space.

Two en-suites and a beautifully finished family shower room complete an arrangement that can change effortlessly as life does.

At its heart is an incredible handmade island kitchen, opening directly into the vaulted living and dining space.

Exposed beams rise overhead, a stone fireplace brings warmth and character, and the whole space has that rare quality of feeling impressive without ever feeling formal.

Above the family space is a mezzanine floor, ideally suited to a home office or reading nook. Then, just off it, the garden room changes the pace completely.

Filled with natural light and looking across the gardens and countryside beyond, it gives you somewhere to retreat with a coffee, a book or simply enjoy the view, while remaining connected to the heart of the home.

Outside Around two acres of predominantly level grounds create the feeling of having your own little piece of Derbyshire.

Mature, manicured gardens flow around the house, with generous patio areas giving you plenty of places to entertain, eat outside or simply follow the sun throughout the day.

Beyond is a large lawn, where a screened pergola has been tucked away to make the most of the peace, privacy and views, the sort of place made for long summer evenings with a bottle of wine while the rest of the world feels a very long way away.

There’s a paddock too, bringing another dimension entirely.

Whether that means animals, a pony, space for children to disappear into, or simply keeping it as your own piece of countryside, it gives the property a lifestyle that a conventional village home simply couldn’t offer.

Practicality hasn’t been forgotten either.

The sweeping driveway leads to extensive parking and a detached double garage, giving you all the space that comes with rural living without the compromises that sometimes accompany it. Why Ashover?

Ashover is one of those villages that makes country living incredibly easy.

Surrounded by beautiful Derbyshire countryside, yet with a thriving village community at its heart, it offers the perfect balance of rural life and everyday convenience.

There are welcoming pubs, a village shop, café, highly regarded schooling and miles of countryside walks almost from the doorstep, while Chesterfield, Matlock and the wider Peak District are all within easy reach.

Picturesque, historic and genuinely sociable, Ashover has retained the character and community feel that makes village life so desirable, a place where you can enjoy space, scenery and a slower pace of life without ever feeling isolated.

Dales & Peaks Forwardmove Please Read Dales & Peaks is marketing this Property with the benefit of ForwardMove.

Dales & Peaks has introduced ForwardMove to help speed up the sales process, minimise sale fall-throughs and give more certainty to both the Seller and the Buyer.

Purchasers will benefit from the Buyer Information Pack (bip), which we have created with our legal partners, to give buyers more information before they agree to purchase.

The pack includes: Fixtures and contents form (TA10) Official Copy of the Register (OC1) Title Plan (OC2) Local Search* Water and Drainage Search* Coal and Mining Search* Homescreen / Environmental Search* (Dales & Peaks has ordered the local, drainage, coal and homescreen / environmental searches; we will add these to the bip as they become available) ForwardMove allows the sale process to be completed significantly quicker than a ‘normal sale’.

This is because the legal work, usually done in the first four to eight weeks after the sale is agreed, has already been completed.

The searches, which can take up to five weeks, are ordered on the day the listing goes live and are transferable to the successful Buyer as part of their legal due diligence.

Additionally, and on behalf of the Seller, Dales & Peaks requests that the successful Buyer enters into a Reservation Agreement and pays the Reservation Agreement Fee of £595 (including VAT).

This includes payment for the Buyer Information Pack and all the searches (which a buyer typically purchases separately after the sale is agreed).

Upon receipt of the signed Reservation Agreement, payment of the Reservation Agreement Fee, completion of id and aml checks and the issuing of the Memorandum of Sale, the Seller will agree to take the Property off the market and market it as Sold Subject To Contract (sstc).

During the Reservation Agreement period, the Seller will reject all offers and not enter into another agreement with any other buyer.

The reservation period is agreed upon at the time of sale but is usually between 60 and 120 days. The Reservation Fee is non-refundable except where the Seller withdraws from the sale.

A copy of the Reservation Agreement is available on request, and Dales & Peaks advises potential buyers to seek legal advice before entering into the Reservation Agreement.

If you have any questions about the process or want to know how selling or buying with Dales & Peaks ForwardMove could benefit you, please speak to a member of the Dales & Peaks team.
