Sunnyside Road, Woolacombe, Devon, EX34 7DG

Halcyon, Sunnyside Road, Woolacombe Occupying what is arguably one of Woolacombe's most sought-after positions, Halcyon is an impressive detached residence set in an elevated location, commanding breathtaking panoramic views across Woolacombe Bay, Hartland, Lundy, Baggy Point and the Bristol Channel.

Enjoying a generous plot with beautifully established gardens, extensive parking and multiple garages, this is a rare coastal property offering not only exceptional living accommodation but also significant future potential.

The property is currently arranged as two self-contained apartments, each with its own private entrance, making it ideally suited to a variety of uses including multi-generational living, income generation, holiday letting or dual occupation.

However, subject to the necessary planning permissions and consents, Halcyon also presents a rare opportunity to acquire a substantial site with considerable scope for enhancement and redevelopment in one of North Devon's most desirable coastal locations.

A purchaser may choose to retain the current configuration, further develop the existing accommodation, or restore the property to a magnificent detached family residence, taking full advantage of its enviable setting and spectacular views.

The first-floor apartment is particularly impressive and is approached via a spacious entrance hall which provides access to a family bathroom, three well-proportioned double bedrooms, a generous living room and a kitchen.

A standout feature is the large balcony accessed directly from the hallway, providing a wonderful vantage point from which to enjoy the far-reaching coastal outlook.

The living room is a spacious and welcoming room with ample space for substantial furniture arrangements and large windows framing the stunning views across Woolacombe Bay and beyond.

The kitchen also benefits from the exceptional outlook and is fitted with a range of units, a sink and a Rayburn, which operates independently from the gas central heating system to provide both warmth and domestic hot water.

From the hallway, a staircase rises to an extensive and fully floored loft space, which represents one of the property's most exciting features, with magnificent coastal views.

Remarkably large in size and currently utilised for storage, this area already benefits from windows and a shower room, offering tremendous potential for conversion into additional accommodation, subject to any necessary consents.

Given its scale and existing facilities, the loft presents an exceptional opportunity to further maximise the property's footprint and value.

The ground-floor apartment is equally well proportioned and comprises an entrance porch, sun room, inner hallway, living room, kitchen, utility room, shower room and two bedrooms, one of which benefits from an en-suite shower room.

The accommodation is thoughtfully arranged and offers well-balanced living spaces throughout, creating a comfortable and practical home with broad appeal. Externally, Halcyon continues to impress.

To the front of the property, a long tarmac driveway provides extensive off-road parking for multiple vehicles and leads to a single garage.

At the upper section of the plot, accessed from Sunnyside Road, there is a further off-road parking space and an additional single garage, which benefits from a useful workshop beneath.

The mature gardens wrap around the property and have been thoughtfully landscaped with an attractive variety of shrubs, hedges and established planting, creating a private and colourful setting that complements the home's elevated position.

In addition, there is a third garage situated behind the property.

Whilst it is not accessible by vehicle due to its location, it has proved invaluable as storage space and is ideally suited to surfboards, bicycles, paddleboards and other beach equipment, making it particularly useful given Woolacombe's renowned coastal lifestyle.

Properties offering this combination of location, views, versatility and future potential are exceptionally rare.

Whether as a substantial home with income potential, a multi-generational residence, or a project to create a landmark detached coastal property, Halcyon represents an exciting opportunity to secure a prime position in one of North Devon's most prestigious and sought-after addresses.

AGENTS NOTE: The property is currently arranged as two self-contained flats.

The first-floor flat is held on a historic lease dating back to 1974, whilst the ground floor flat has no formal lease in place.
