Old Beer Road, Seaton, Devon, EX12 2PX

Seabrook House is an impressive detached residence which is located in a unique setting on the World Heritage Jurassic Coast.

It lies just minutes from the beach at Seaton Hole with direct access onto the Southwest Coastal Path which winds its way over the cliffs through some of the county’s most picturesque countryside and with breath-taking views over this dramatic stretch of coastline.

The property itself was built in the early 2000s in the contemporary style and was no doubt a radical piece of architecture for the time.

It has a very impressive front façade with its high elevations, large windows & doors and balconies, and makes the most of the stunning location with views to the sea and over the fields to the west.

It is of traditional construction with rendered elevations under a tiled roof and benefits from uPVC windows and rainwater goods making, as well as underfloor heating, making it particularly low maintenance and efficient for a property of its size.

The accommodation is very spacious and beautifully proportioned with the principal rooms having floor to ceiling windows and doors onto the balconies taking full advantage of the superb outlook.

It is also particularly adaptable in its arrangement and was designed to offer a self-contained ground floor apartment which adds great flexibility and opportunity for a annexe, or potential to generate an income (subject to any necessary planning consents).

Alternatively, it would be ideal for a variety of uses such as home office, cinema room (which the sitting room is currently used as), studio, gymnasium etc.

With the apartment incorporated, Seabrook House offers accommodation approaching 3000sqft and five double bedrooms, with the fifth bedroom currently being set up as a spacious office.

The property was also designed with the provision to accommodate a lift and did have planning approval (now lapsed) for an observation room on a third floor and a swimming pool to the rear.

The accommodation is found in superb order with a modern approach to the styling and there are some delightful features such as the oak and tiled floors and the stunning galleried oak and glass staircase which rises through the three floors.

Worthy of particular mention is the huge kitchen/dining room which is very well-appointed with contemporary units, integral appliances, inset gas fire and doors opening onto three separate balconies.

GARDENS.

The property is approached from Old Beer Road through impressive timber electric gates which lead onto a driveway which provides ample parking and access to the integral double garage with boiler room.

The garden to the front of the property is laid to lawn and the rear garden can be accessed from both sides of the house with steps up to a large paved and partly decked terrace.

This is a beautifully secluded spot to sit and enjoy the views over the well-established gardens and there is also a useful garden store/cellar beneath the decked area.

From here a spiral staircase rises to a second terrace which takes advantage of the afternoon/evening sun. The garden rises up to the north and is tiered on several levels.

It has been planted with a vast array of mature shrubs and trees and there are several secluded seating areas including one at a higher level which has views over the rooftops with glimpses of the sea.

SITUATION. Seabrook House is located in a commanding position on the World Heritage Jurassic Coast at Seaton Hole.

It is conveniently placed being within a short walk of the stunning secluded cove where there is a popular café, as well as having the quintessential fishing village of Beer close at hand and the town of Seaton which offers a wide range of everyday amenities.

These include some lovely independent shops and eateries, doctors surgery, primary school and supermarkets.

Seaton lies midway between the popular coastal towns of Lyme Regis, with its historic Cobb Harbour, and the stunning Regency town of Sidmouth.

There is a golf course nearby in Axmouth and many stunning walks, both coastal and country close at hand.

Seaton Tramway operates a heritage tram between Seaton and Colyton in East Devon's glorious Axe Valley, travelling alongside the River Axe estuary through two nature reserves and giving an unrivalled view of the abundant wildlife.

The renowned Colyton Grammar School, one of the country's top mixed state schools, is situated about 3 miles away on the outskirts of the village of Colyford.

The market town of Axminster is approximately 8 miles to the north-east and has a good variety of shops, schools and leisure facilities with mainline rail link to London Waterloo.

The Cathedral City of Exeter lies about 24 miles to the west and has excellent shopping and sporting facilities, theatres, art centre, mainline express rail link to London Paddington, international airport and M5 access.

DIRECTIONS. From Seaton, take the B3174 Beer Road (west) out of the town and continue for about 0.7 mile, turning left on a sharp left hand bend (in a wooded section of the road), onto Old Beer Road.

Continue along this road for about 0.3 mile and the entrance gates to Seabrook House will be found on your left hand side. What3words ///scatters.logo.final SERVICES & TENURE.
