The Bury, Locking, BS24 8BZ

Church Farm is a handsome period farmhouse offering over 3,300 sq ft of beautifully appointed accommodation, set just below the historic St.

Augustine's Parish Church in Locking, which, in parts, dates back to Norman times.

Set within generous landscaped grounds of just over 1.8 acres the property enjoys excellent privacy, with captivating views over the surrounding countryside and huge further potential.

Approached by a sweeping private driveway that passes a picturesque croquet lawn to the left, the appeal of the property is immediate, with its beautiful stone elevations and clay tiled roof.

As with many traditional farmhouses the most common entrance is to the rear, where you will find a good sized and welcoming lobby with a delightful flagstone floor, as well as a useful cloakroom, boot room and utility room.

Within the house there are four beautifully appointed reception rooms, including a dual aspect sitting/drawing room, formal dining room, snug and home office/library.

All the rooms display character features from period fireplaces to ornate coving and ceiling roses.

The two principal reception rooms enjoy a stunning southerly aspect and look out over the wisteria-clad veranda and garden beyond.

The impressive kitchen/breakfast room is very much the beating heart of the home and incorporates a delightful snug area, with a multi fuel burner, and spans the entire width of the house.

The kitchen is a traditional affair with a beautiful lipstick-red gas AGA forming a stunning focal point to the room; there is a good range of modern shaker style units, complemented by a contrasting granite counter top and a practical stone tiled floor.

The kitchen has provision for a dishwasher, electric cooker with gas hob, pantry, and space for a large breakfast table, and access to a generous boot room and utility room with further storage, sink and cupboards, and a door that leads to a stone-flagged courtyard, the perfect space for al-fresco dining and dinner parties.

To the side of the snug area of the kitchen a door leads through to a versatile reception room with dual aspect windows that is currently utilised as a study/office/library but could easily be utilised as a separate breakfast room if desired.

Moving onto the first floor you will find four of the property's five/six bedrooms around a generous galleried landing as well as the family bathroom.

To the front of the house are two spacious bedrooms which are blessed with delightful views out over the south facing garden and countryside beyond.

These rooms include the master bedroom which is fitted with a range of built-in wardrobes as well as its own en-suite shower room.

To the rear of the house the remaining two bedrooms are both of excellent size and both benefit from private en-suite shower rooms.

Completing the first floor is the well-appointed family bathroom which features a shower, corner bath, modern sink and WC fitted into attractive vanity units and finished with chic contemporary tiles.

On the top/second floor of the house you will find a further two flexible rooms, one of which is a fifth bedroom, perfect for grandchildren or visiting guests, another a wonderful games/hobby room which is also very useable as a further bedroom.

Both rooms have eaves storage and there is another handy storage room off the landing area for suitcases, furniture etc which also hosts the cold water tank.

Outside, there is a substantial stone outbuilding which once formed stabling for the property; one has been converted into a large garage/workshop with electric doors, and there are two further storage rooms, a ride-on tractor barn and a second larger barn, as well as a car port under which the caravan is stored.

There is a also generous parking for a good number of vehicles.

The garden at Church Farm is absolutely exceptional and extends to some 1.8 acres, with the front of the house containing a lush south facing lawn bounded by mature hedging and a number of trees, to the side of the house there is a super croquet lawn, beyond which is a vegetable plot with a number of raised beds and composting area.

To the front of the house is an absolutely delightful covered veranda with a most amazing wisteria climbing its elevations.

There is the aforementioned courtyard to the side of the house and a sweeping bank of lawn to the rear of the house that stetches up the hill towards St. Augustine's Church.

The property enjoys a high level of privacy and yet feels immensely open and welcoming, and the outbuildings offer huge future potential for an annexe for a dependent relative or indeed to supplement your income by way of an external let (subject to the necessary consents).

What we love about this property... the timeless charm and grandeur of this handsome farmhouse, perfectly positioned below St.

Augustine’s Church, where elegant reception rooms, a characterful kitchen with AGA, and glorious south-facing gardens set within 1.8 acres, combined with extensive outbuildings and far-reaching countryside views, create an exceptional family home with exciting potential.
