Summary: Bryan Bishop and Partners are delighted to bring to the market his outstanding four double bedroom, three bathroom detached* barn style family home in an idyllic countryside setting just outside the lovely Hertfordshire hamlet of Rabley Heath.

Built to the very highest standards of craftsmanship, and benefiting from the latest BT fibre optic data connection, a state of the art intruder alarm system, underfloor heating throughout and environmentally friendly energy via an air source heat pump, and photovoltaic roof panels working through a 5.8kW hybrid inverter battery, this is a large property that can also boast impeccable green credentials and correspondingly modest running costs, supported by the high spec 150mm cavity wall insulation.

This fabulous house enjoys generous and well planned accommodation that includes a cycle store, garage with remote control door and a large garden as well as a separate four acre paddock with its own vehicular access, making it a perfect equestrian property.

Accommodation: Presented with a classic barn style frontage makes this a very attractive house indeed, with the architect making a wonderful feature of the entrance with a stylish oversize front door surrounded by generous windows to the sides and matching panels above.

Inside is a well proportioned, light, bright entrance hall that has a cloaks cupboard and further storage under the stairwell, along with a well positioned guest cloakroom.

The main living rooms are grouped neatly around the entrance hall, with doors leading into the family room and dining room, as well as double doors opening into the spacious lounge.

There is a great flow to the house, with easy movement from the hall through the lounge and on via more double doors into the dining room, which also has direct access from the hallway as well as an open plan connection to the adjacent kitchen.

The front facing family room is a great space, well proportioned and comfortably large enough to be a full cinema room if so desired, with a double window providing lovely countryside views as well as keeping the room well lit.

Across the entrance hall double doors with inset glass panels welcome you into the substantial lounge.

At nearly twenty-one feet in length, this room gives you a wealth of choices as to how you configure and furnish it to best suit your needs, with ample floor space for multiple sofas, chairs and other occasional furniture, and is blessed with abundant natural light throughout the day thanks to the front facing window and the substantial bi-fold doors which effectively take up the whole of the rear wall.

The dining room adjoins the lounge and offers another open connection out into the rear garden through its own set of bi-fold doors, giving a fabulous outside/inside flow for day to day living which will really show its value when entertaining family and friends.

A smart tiled floor flows through from the kitchen, bringing practicality and style in equal measure, with a gorgeous exposed brick fireplace and hearth at the centre housing a modern log burner, which provides an attractive focal point as well as charming winter warmth.

Just perfect for a winter dinner party.

The kitchen is fully fitted around all three of the perimeter walls with an extensive array of wall and floor mounted cupboards, offering more than ample storage, further boosted by a superb central island which encompasses a useful breakfast bar.

Within the cabinets is a range of integrated appliances, including a large wine cooler, along with designated spaces for a range style cooker and an American style double fronted fridge/freezer, plumbed for a water cooler/ice maker.

In the corner of the kitchen is a door through to a conveniently placed utility/laundry room, which also has direct access out into the rear garden as well as a door into the rear of the garage.

Upstairs are four double bedrooms, all of which enjoy the most spectacular views out over the open Hertfordshire countryside that surrounds the property.

The principal bedroom has fitted wardrobes and a stunning en suite bathroom with twin sinks, a separate free standing bath and a superb walk-in shower.

A further bedroom enjoys a walk-through dressing area and a lovely en suite shower room. The remaining two bedrooms share a family bathroom with a shower attachment and screen fitted above the bath.

Exterior: The property is one of just three large executive houses set around a substantial courtyard with entryphone controlled gated access.

There is abundant space to the front for family and guest parking, along with a separate gated access suitable for a horsebox through to the paddock, which is found just beyond the rear garden.

To the rear a generous paved patio stretches around and across the house, linking the rear door of the cycle store, the multiple access points into the house through the lounge, dining room and utility, and stretches fully round to the side door of the garage.

The patio is easily large enough for substantial sets of garden furniture, giving a lovely open space for casual seating and dining al fresco, with the stunning views across the garden, paddock and on across unspoiled natural countryside to enjoy.

The remainder of the capacious garden is lawn with a low impact post and rail fence surrounding it, with screening shrubs still in their juvenile stage planted along the rear boundary.
