Description Representing an exceptional example of modern architectural design, Bramley Barn is a newly completed residence occupying the highly sought-after footprint of the original agricultural buildings at Egremont Farm.

One of only four individually designed, high-specification homes within this exclusive development, Bramley Barn has been constructed to exceed the latest building and energy efficiency standards.

The result is a highly energy-efficient and environmentally conscious home that blends contemporary performance with timeless country style.

The accommodation has been thoughtfully arranged to create a superb balance between open, modern living and comfortable rural charm.

Throughout the property, an impressive specification of premium fixtures, fittings, and finishes has been carefully selected to deliver a home of exceptional quality and lasting appeal.

On arrival, an impressive front door opens into a striking reception hall which immediately establishes the standard of craftsmanship and design found throughout the property.

A spectacular hand-finished Italian oak cantilever staircase rises elegantly to the first floor, demonstrating the expertise of skilled local engineers and craftsmen.

The adjacent feature wall provides a stunning focal point, finished in Venetian plaster by a highly regarded local artisan.

The staircase leads to a light and spacious galleried landing, enhanced by a contemporary stainless steel and glazed balustrade that allows natural light to flow throughout the hall.

Practicality is equally well considered, with a fitted storage cupboard ideal for coats and footwear, alongside additional useful storage beneath the landing.

From the hall, the accommodation opens into the heart of the home, a superb open-plan Kitchen, Dining and Family Room.

Generously proportioned, this impressive space comfortably accommodates both formal dining and relaxed family living.

The bespoke kitchen is beautifully appointed in a sleek graphite and cashmere two-tone contemporary style , complemented by elegant white Silestone work surfaces and gold elements.

A comprehensive range of integrated Siemens appliances includes a five-ring induction hob, electric oven, combination microwave oven and full-height fridge, together with a highly desirable Quooker tap providing instant boiling water.

The central island incorporates a relaxed breakfast bar and integrated wine cooler, creating a sociable focal point within the room.

Large bifold doors open directly onto the patio and garden, which enjoys a desirable southerly aspect, perfect for outdoor entertaining, summer barbecues and al fresco dining.

For year-round comfort, the entire ground floor benefits from underfloor heating beneath attractive floor tiling.

Separate underfloor heating systems serve the downstairs bathroom and the principal en-suite shower room, allowing independent operation for enhanced comfort and efficiency.

The adjoining Utility Room continues the same high-quality finish as the kitchen and includes space for additional appliances, a full-height freezer, and a useful external access door.

The flexible ground floor layout also includes two substantial bedrooms.

One offers excellent versatility as a home office or study, while the second benefits from a stylish en-suite shower room, making it ideal for guests or multi-generational living.

Set apart from the main family area, the living room provides a generous and tranquil space for relaxation, thoughtfully positioned to offer a peaceful retreat at the end of the day.

Upstairs, the bright galleried landing includes two built-in double wardrobe cupboards, providing excellent storage. Bedrooms are arranged to either side of the landing.

The Principal Bedroom forms a wonderful private sanctuary, enjoying excellent natural light from Velux windows and featuring a beautifully finished en-suite shower room.

The second bedroom on this floor is an impressive and versatile space overlooking the living area below.

It could equally serve as a second sitting room, dressing room, or spacious study, adding further flexibility to the accommodation.
