Wellbrook Way, Girton, CB3 0GQ

A spacious, well presented two bedroom retirement apartment with a private terrace overlooking the garden.

The property is set in a luxury complex with superb facilities including a swimming pool, gym, restaurant, cinema and lovely gardens. The guide price also covers the first year's service charges.

The Abbeyfield development is conveniently located in sought after Girton village on the western edge of Cambridge city, and flat 46 is offered with no onward chain.

Abbeyfield is a high quality complex restricted to those who are over 55 years of age.

It provides a private, secure, self-contained community and probably has more in common with hotel serviced apartments, a club, or a cruise ship, rather than a standard apartment building for older adults.

The list of recreational facilities available to residents is vast and includes a restaurant, coffee shop, swimming pool/sauna/steam room, jacuzzi/hot tub, gym, beautician, hairdresser, cinema/music room, activities room with computers and card tables, and a conservatory/meeting room.

On the social side, there are many clubs and groups, and any resident can propose a new group to cater for their own particular interests.

On-site, there is a twin bedded guest suite available for daily rental at an attractive price and there are beautifully tended communal gardens with outdoor seating areas.

The complex provides the security of 24 hour staffing and there is an emergency call system that operates from each apartment and the public areas.

The development has a drying room with clothes driers provided, a bike shed, and a buggy/mobility scooter room and there is also a minibus that goes to supermarkets and the city centre twice a week.

In addition, a bus stop and a Co-op are only a short walk away.

Apartment 46 is located on the ground floor and is approached over a wide communal hallway, with the front door opening to a spacious hallway with space for hanging coats and storing shoes.

There is a built in airing and storage cupboard, and a bathroom fitted with a bath, w.c. and handbasin.

The sitting room/dining room is a spacious, dual aspect room with a door leading out to a small terrace and the communal garden.

The kitchen opens off the sitting room and is well fitted with a range of base and wall mounted units, set above and below ample working surfaces.

There is a built in oven and an electric hob with extractor over, and an integrated fridge/freezer, washing machine, and dishwasher. The property has two generous bedrooms.

The principal bedroom has a built-in wardrobe and a glazed door opening to the terrace/communal garden and there is an en-suite wet room with a shower, w.c., and hand-basin.

The second bedroom is slightly smaller but would still take a double bed if the fitted furniture was removed and again, there is a door out to the terrace.

Abbeyfield Girton Green is perfect for those who are looking for completely independent living but who want easy access to excellent facilities and the opportunity for socialising if they choose.

The apartment is leasehold with around 113 years of the lease remaining. The service charge is currently £997.86 a month, and the ground rent £41.67 .

The service charge is reviewed annually, and increases are dependent on cost increases and the increase in RPI.

The Wellbrook Way area offers a fantastic balance between living close to the city and enjoying the traditional charm and facilities of Girton Village.

It is within 2 miles of the west University site and 2.5 miles from the very centre of Cambridge with excellent dedicated cycle routes.

There is also a small Co-op supermarket by Girton College that is open 7 days a week until late.

The middle of Girton village is about a mile away and has an excellent range of pubs and restaurants, shops and other facilities.
