Bryn Coch Lane, CH7 5EJ

Berry and George Estates formed to make selling and buying your home easier.

The best way to differentiate us from all other estate agents is, we open 7 days a week and we're available out of hours - it's that simple!

We'll also provide you with updates when your home is on the market ready to be sold, and we'll continue to update you once a sale has been agreed.

We do the same as all other estate agents, we just do it that much better. How?

Simple, we have better photos, a better more detailed write-up to describe your home, an honest opinion, we're open longer and we have normal down to earth people working with us, just like you!

It's really easy to be so much better...and backed up by our fantastic Google reviews. We understand completely just how stressful selling and buying can be, we too have been there in your shoes.

What we do know is, that with the right local family business behind you every step of the way throughout this process, you'll see how much easier it is for you when you choose Berry and George Estates to help you move better.

Listen, it's your money at the end of the day, all I try to do is help point you in the right direction - but I'd call Beth 'in-house' Voted Mortgage Broker of the year for the past three years for Free Mortgage Advice, just Google 'LoveMortgages Mold' and read their fabulous reviews, which back this up.

We are offering you a rare opportunity to buy an absolutely exquisite Detached Family Home sat in an Elevated position in the very sought after village of Pantywmyn.

This gorgeous family home has been tastefully finished off internally and offers three generous reception rooms presenting excellent living accommodation downstairs.

It comes with a large Kitchen / Breakfast Room, two Bathrooms (one being en-suite), there's a large garage attached to the house which, if given the right planning permission, could become an added internal feature to this lovely home.

There is also the added potential to extend above the garage, but again you would require the relevant planning consent.

This beautiful home ticks so many boxes and is finished off by its fully enclosed private gardens, approximately 0.4 of an acre, that offer breath-taking, far reaching panoramic views of the stunning Walsh countryside, with Moel Fammau being the main focal point.

As we drive down the private road to Edale, as we pull up outside a set of large wooden gates provide a comfortable and safe place for your cars.

There is also another space, that sits the opposite side of the driveway, which the present owner currently houses a trailer, but space for another car if required.

A generous area of lawn sits directly in front of the home, and is sandwiched in by the two parking areas.

A raised patio area sits directly outside the patio doors and runs all the way to the front door creating a fantastic area to just sit, entertain and soak up the fabulous views...or just wave at your husband or wife as they play a round of golf on the course opposite.

It's that close, literally a stone's throw away, however please refrain from trying this, it is illegal (especially if you've had a fall out with your partner!!) At the head of the driveway is a large garage, which as I've already pointed out, could future proof this home in later years.

If the right planning permission was granted, it could become a fourth reception / bedroom, games room, office (although I'd have my office out in the rear garden) or you could just use this as an ideal gym.

You wouldn't need planning for this if you just put your equipment inside and open the garage door. Let's face it, nobody uses the garage for a car these days.

Up a couple of steps and we're at the front porch. This is much larger than your average porch (booboo), and offers another place from where you can sit and admire the views.

There is also a handy cloakroom, which I'd say is perfectly placed in this home.

Ideal for when you're outside and get caught short, you don't then traipse your muddy boots through the home in your rush!

From the porch we step into an inner hall before opening into the main entrance hallway. This is much larger than you'd expect and part is currently being used as an office space.

Solid oak floors adorn the floors and accentuate the quality doors that lead to all of the rooms, as does the oak staircase rising to the first floor.

An electric fire gives a real flame effect and takes pride of place in here, offering this area a lovely warm ambiance. A set of lovely wood and glass panel doors open into the spacious lounge.

After you take a couple of steps down into this room, its sheer size overwhelms you.

Two sets of full length windows let in ample light and offer scenic views, with one set having a set of patio doors that open to the raised front patio area.

The high ceiling is formed from exposed beams making a lovely feature, that is, if you can take your eyes away from the views.

The solid wooden floors finish this generous space off as does the fantastic inset multi-fuel burner.

You won't have a dull night in this room as the amber glow flickers and warms your cockles, romance will never fade**... ..

**if it does fade, I'm afraid there are no money back guarantees - just try harder! Another door from the hallway opens into the dining room.

This again does not disappoint, it houses currently a very large eight seat dining table and chairs, which are not only beautiful, but also up for grabs if you want to buy them.

A selection of large pieces of freestanding furniture full the room, but still don't overpower it.

The beautiful beamed ceilings continue on in here, with a large front facing window looking out over the front aspect. Next we come to the kitchen / breakfast room.

All to often these words are banded together and very often don't actually live up to their claims....however in this home, the kitchen / breakfast actually does as it says.

You can comfortably fit a four seat table and chairs in, with room to spare.

The kitchen offers work-surfaces over all four walls and provides ample space for food preparation and also the many 21st century gadgets that we've become so used to.

It also hosts a vast selection of floor and wall mounted stylish units, a problem that so many new home owners get. A large, leaded window lets light in and the tiled floor makes for easy maintenance.

A propane gas tank runs the five ring hob that sits on top of the electric oven, so you can get the best of both worlds when cooking.

The utility room is located just off the kitchen , with more storage cupboards and worktops as well as a rather lovely butler sink.

There's plumbing for your washing machine and drier, as well as a home for your boiler, which is regularly serviced and running smoothly.

Dual aspect windows let the light in and a door opens to the lower section of the rear garden. Now we head up the solid oak staircase to the first floor landing.

This runs the full length of the home bordered by a stylish oak banister to prevent any accidents.

The main dual aspect bedroom that's located at the front of the home has a dressing area as you enter with a large side facing window.

The room then opens to a larger section, capable of housing a large double bed as well as free standing wardrobes, dressing table and chair, bedside cabinets and a chaise longue - or similar furniture.

A large front facing window offers delightful views and frames the moon perfectly. There's plenty of space in this room, and that's before we enter the en-suite.

This is perfectly formed so that you can get a large corner bath in as well as a separate shower cubicle. There's a vanity sink unit for added storage and cleanliness as well as the obligatory WC.

A frosted leaded window helps keep it nice and bright, while keeping any prying eyes out.....although it's not that kind of area! Everything in here to keep you nice and clean...so no excuses!

The remaining two bedrooms are both good doubles, once slightly larger than the other and that with built in wardrobes.

Both rooms are capable of taking double beds as well as freestanding accompanying furniture.

There will be no squabbling between siblings over these rooms, both will be happy to have such a great space. The final room upstairs is the family bathroom.

This has a shower cubicle, as well as the other usual suspects that you'd expect to find....a contemporary wash hand basin and of course the WC.

A rather lovely chromed towel rail is heated and will keep your towels nice and toasty during the winter months. Tiled from floor to ceiling, this room is very low maintenance.

Oh, a leaded window looks out of the rising rear garden, offering a nice view and also helping to keep the room bright.

Stepping outside the utility room door, a set of steps takes us to a path that leads along the width of the home.

Steps lead us to different elevated sections of the garden, where different seating locations means that the views just keep getting better and better.

If you are a big fan of Moel Fammau, then this house is perfectly located for you, the same being said for a lover of Gold too.

The top of the garden is where it's flattest and this runs a long way to the rear hedge line, a wooden fence is partitioned halfway before you reach the rear of the garden, only because the owner feels he has enough grass to cut.

The rear faces out over open farmland, not a house in sight!

All in all we are offering you the rare opportunity to buy a fabulous home in the very popular Bryn Coch Lane in Pantymwyn, they really don't come along all that often, especially with everything that this home has to offer.

Stunning views from front and rear, a large plot, three or four bedrooms, the lounge is spectacular, the dining room is superb for hosting dinning parties or family gatherings, the main bedroom is simply divine and the kitchen / breakfast room is fit for Jamie Oliver and friends, and to cap it all off there's an attached garage with potential for so much more at a later date (planning may be required)......so give Berry and George a call today, it'll be the best thing you do!
