The Tudor Great Barn, Alburgh Road, Norwich, NR15 2SF

Exceptional Grade II listed Tudor barn conversion set within 16 acres Description The Tudor Great Barn represents an exceptional opportunity to acquire one of Norfolk’s most remarkable barn conversions.

Dating to the Tudor period, this magnificent Grade II listed building has been meticulously and sensitively transformed by the current owners to create a home of rare quality, scale and character.

The result is a superb mixture of historic architecture and contemporary living.

Extending to over 9,600 sq ft of versatile accommodation, the property is arranged around a grand central entrance hall, with two substantial wings positioned to either side.

The Western wing, an extraordinary space stretching some 78 feet in length, has been zoned to provide a sequence of impressive living areas.

These include a dedicated TV/cinema space, a large formal dining area ideal for entertaining on a significant scale, and a relaxed sitting area focused around a suspended wood burner with views across the grounds.

Above, a first floor sitting room, well suited as a library, gallery or study enjoys a commanding outlook over the reception space below.

A superb games room at the opposite end of the wing provides an excellent family leisure area.

The Eastern wing centres around a beautifully crafted bespoke kitchen by Bryan Turner, positioned beneath quartz work surfaces and complemented by a substantial island with oak countertop.

An aga forms a charming focal point, supported by a range of fitted appliances including a dishwasher, wine fridge and fridge freezers.

Exposed brickwork, timber beams and traditional detailing offer tremendous charm and authenticity. A utility room, boot room and cloakroom provide essential ancillary space.

Beyond the kitchen, two inter connecting reception rooms offer outstanding flexibility, currently arranged as a large home office and gym, but equally suited to use as additional bedrooms or playrooms.

The garden room, featuring full height glazing and bi folding doors, is one of the most attractive spaces in the house, enjoying a serene outlook towards the pond and drawing in abundant natural light.

A ground floor guest bedroom with en suite wet room completes the level. The first floor provides four beautifully appointed bedrooms.

The principal suite is especially impressive, with a vaulted ceiling, dual aspect views, a dressing room and an en suite shower room.

Bedrooms two and three, designed as mirror images, each offer an en suite and mezzanine level-perfect for creating dedicated study, dressing or play spaces.

The fourth bedroom serves as a luxurious guest suite, incorporating a freestanding bath within the room and a separate cloakroom.

Outside The property is approached via a long, sweeping driveway that winds through the grounds and around an attractive pond before arriving at a generous parking area.

In all, the estate extends to approximately 16 acres, comprising beautifully maintained formal gardens, areas of mature planting and expansive paddocks.

Several terraced seating areas provide idyllic spots from which to enjoy the privacy afforded by the setting.

A substantial steel-framed barn offers valuable ancillary space, suitable for a range of uses including equestrian facilities, classic car storage or general machinery housing.

Location Local villages including Pulham Market provide everyday amenities including village shops, together with good public houses.

The nearby town of Long Stratton has a Co-op supermarket, petrol station, leisure and health centres and schools, with Goodies Farm shop ( a well thought of local restaurant and deli) nearby.
