Wester Causewayend House, Kirknewton, EH27 8DH

Wonderful stone built Georgian farmhouse with large entertaining spaces and panoramic views of the Pentland Hills.

Description Wester Causewayend House is a wonderful B Listed farmhouse dating from 1802 in a superb rural location, close to the popular villages of Balerno and Kirknewton.

Once a shepherd’s house and agricultural buildings, the house was converted in 2000 and in more recent years it has been extensively modernised, now providing a fantastic blend of modern open plan living areas with period features throughout.

The house is stone built under a slate roof and recently all of the windows and doors have been upgraded by Mozolowski & Murray.

The house is accessed through a vestibule between the kitchen and sitting room, where there is a hallway with a cloakroom.

The kitchen has a high ceiling and is fitted with a range of modern Leicht kitchen units (from Kitchens International) with an attractive Silestone worktop.

Appliances include an aga, Siemens oven, induction hob, under counter fridge and dishwasher as well as a Liebher wine fridge.

Traditional cast iron radiators have also been added throughout the ground floor.

The sitting room is a super space for entertaining and to one end is a fireplace with woodburning stove which provides warmth in the winter months.

The room is ideal for entertaining and has views up to the Pentland Hills.

There is a linkway between the sitting room and main farmhouse where there is a secondary access through the original front doorway into the house with a spacious hallway and staircase to the first floor.

There is a double bedroom on the ground floor as well as the principal bedroom which has an en suite shower room and adjacent dressing room.

The staircase has a bespoke Kevin Paxton banister and anta plaid carpet and passes a window looking out over the garden. On the first floor there are three double bedrooms and a family shower room.

The bedrooms all have a beautiful outlook over the surrounding countryside and Pentland Hills.

The generous garden to the back of the house is bound by a low stone wall and contains many mature shrubs and trees. There are a variety of terraces and lawns which attract the sun throughout the day.

The garden overlooks wide open countryside and this brings in a wealth of wildlife.

There are raised beds on the east side of the house and a walkway from here round to the front of the house where there is a large parking area and access into the single garage which also has an internal access.
