Triangle Lane, Titchfield, PO14 4HD

A simply outstanding residence of 4853 sq ft situated in an idyllic, tranquil setting with far reaching countryside views and set in glorious grounds extending to 8.7 acres bordering Titchfield Canal, with a superb tennis court and a triple garage with room over.

The situation of Upper Farm is one of its most significant selling points as it is impossible to be unimpressed by the outstanding countryside views, situated in a sought after enclave, formally known as Little Posbrook, just a short distance from the historic village of Titchfield and the Solent, adjacent to the Titchfield Haven National Nature Reserve.

It occupies a tranquil position at the end of a private road offering complete privacy and benefiting from stunning views from every window within the property.

Upper Farm is a truly spectacular residence with both the exterior elevations and interior structure being quite striking.

The origins date back to the 17th century, comprising the original farmhouse, which is Grade II listed, and two adjacent barns in a near horseshoe shape, all of which have evolved dramatically over the years.

The property has been the subject of extensive updating and renovation works, to an exceptional standard, by the current owners during their 10 year ownership with no expense or effort spared during its refurbishment program.

Care was taken to retain its original character and charm with the integrity of the property well preserved.

This really is a beautiful, elegant residence oozing charm and sophistication having been thoughtfully designed and offering a luxury versatile home, suited for entertaining on a grand scale and family living alike.

Although the property is made up of three independent barns, they all flow beautifully and work well for a family with 4 bedrooms in one barn, and further guest suites in the two other barns, both of which have magnificent reception rooms with full height vaulted beamed ceilings with mezzanines over, linked by a glass passage.

A particular feature of the property is the truly impressive glass and oak 'live in' kitchen/family room.

This area is exceptional with a stunning Neptune kitchen with a range of appliances and 4 sets of bifold doors which open out fully to the gardens.

The adjacent dining room is some 26ft in length, perfect for entertaining. Outside, the property is approached via a five bar gate leading to a substantial garage block sited next to the barns.

A brick paviour path leads to a front courtyard with an ornamental pond.

The grounds extend to approximately 9 acres and are superb with meandering paths through meadows, a substantial pond, a variety of fruit trees including cherry, pear and plum, a tennis court, which was resurfaced in 2017 including a new stone base and repainted and repainted again in 2022 to an exceptional standard, and a swimming pool (the pool is not used by the owners and is in need of attention).

The grounds lead down to the Titchfield Canal which then adjoins the Nature Reserve.

The Nature Reserve covers some 369 acres of the lower Meon Valley and is where one can enjoy a relaxing walk and see a variety of wetland habitats containing a wealth of wildlife.

Beyond the Haven is Hill Head Beach and The Solent providing excellent sailing facilities and coastal walks. The River Hamble is also close by with its plethora of marinas.

A network of public footpaths is accessible by foot from Upper Farm.

The property is perfect for a family, and although in a rural, completely private and peaceful situation, the property is well positioned for commuters, being within easy reach of the A27/M27 road networks and Fareham Train Station with trains to London in 1hr 40 or 1hr 11 from Southampton Airport Parkway and only 75 minutes from the top of the A3.

For amenities, Waitrose is approximately a 10-minute drive away at the Locks Heath Centre whilst an array of amenities can be found in Titchfield Village which is a short walk away (just over a mile) and include convenience stores, jeweller’s, a superb wine garden, butcher’s, post office and several pubs and a church.

West Hill Park Independent School is also in the village.
