Ashbrook House, Yarnells Hill, Oxfordshire, OX2 9BG

Stamp Duty savings* and internal choices fully available. An incredible opportunity to acquire a bespoke and imposing residence in a stunning location just west of Oxford.

Description A quieter way of living above Oxford.

Ashbrook House is a bespoke contemporary home by Butler & Duke, positioned within a private woodland setting overlooking Raleigh Park on the western edge of Oxford.

Designed around long term living, the house combines carefully considered architecture, natural materials, and energy efficient construction to create a home that feels calm, comfortable, and built to last.

Large windows, garden terraces, and thoughtfully positioned living spaces bring natural light and woodland views into everyday life, creating bright and sociable interiors with a strong connection between inside and out.

Despite its peaceful setting, Ashbrook House remains only minutes from Oxford city centre, with improving rail and transport connections across Oxford’s western edge continuing to enhance connectivity into London and the wider region, while still offering excellent access to parks, cafés, restaurants, independent schools, and surrounding countryside walks.

Designed and delivered by one integrated family led team, Butler & Duke work closely with each homeowner to create a bespoke home tailored around the way they live - combining the freedom of a custom build with the reassurance of a carefully managed process from concept through to completion.

The bespoke build structure may also offer purchasers significant potential stamp duty savings when compared with buying a completed home of similar value, while avoiding many of the risks and unknown costs often associated with a traditional self-build project.

Ashbrook House offers a rare balance of privacy, landscape, connectivity, and contemporary living in one of Oxford’s most desirable residential settings.

-- Sustainable eco features have been well thought about, with an air source heat pump providing underfloor heating throughout the home.

Solar panels, mechanical heat ventilation recovery system and an EV charging point are but a few of the sustainable features within Ashbrook House that contribute to low running costs and an overall eco-friendly home.

-- The plot & build process.

The plot and build purchase breaks down the guide price of Ashbrook House into two separate purchases and figures - one figure for the land and another for the build contract (the construction and completion of your home).

In this instance for Ashbrook House, the land value is calculated at £950,000.

Once completion on the land takes place, you would then enter into a build contract with Butler & Duke and the remaining amount to pay would be split across staged payments throughout the build.

The build process is estimated to take between 12-18 months from completion of the land purchase.

There are two main benefits for a purchaser using the Plot & Build method, the main one being a potential sizeable Stamp Duty saving, as you pay Stamp Duty on the land value (£950,000) and not the wider, total guide price of Ashbrook House.

The second is having greater control over the internal fixtures and fittings, essentially allowing you to build the house of your dreams in an enviable location, without the hassle and stress of managing such a project.
