Cheriton Place, Westbury-on-Trym, Bristol, BS9 4AW

This extended home is in a great location between Henleaze & Westbury Village, is close to the popular schools and has a pretty westerly facing rear garden.

Overview This lovely home retains plenty of character & charm, and is in a great location being just minutes walk to both Henleaze & Westbury Village.

The open plan extended accommodation is perfect for family living, and there are plenty of excellent schooling options nearby including Westbury Primary, Redmaids, Badminton, St Ursula's and the ever popular Bristol Free Secondary.

To the front of the house is a paved driveway allowing parking for 2 cars.

You enter into a useful porch, and from here into the main hallway where you can access both living rooms, and a WC which has been installed under the stairs.

The front reception is a lovely room, with the solid fuel burner set in the chimney breast a great focal point. 4 windows with period style shutters allow plenty of light in.

The back of the house has been extended to create a superb family space with bi-folding doors that open to the garden.

This is certainly the hub of this home and has been thoughtfully designed to make the most of the space.

The kitchen has plenty of cupboards & storage, with ample room for a dining table & chairs in the dining area.

The extension, which spans the width of the house, has 3 skylights and large doors that allow natural light to flood the space. A utility cupboard has been discreetly tucked into the corner.

As you head upstairs, you'll find three bedrooms plus the family bathroom. Two of the bedrooms are very generous in size, whilst even the third is big enough for a double bed.

The bathroom has a white suite with a shower over the bath. Other similar houses on the street have converted the loft space, so this is a possibility (subject to obtaining the necessary consents).

Period features include stripped floors, picture rails, original doors, fireplaces and window shutters. Outside The outside certainly offers more than meets the eye.

The back garden is accessed via the bi-folding doors from the family room, and when fully open seamlessly links these spaces.

Next to the house is a patio which is perfect for outdoor dining & entertaining. The main part of the garden is lawned and is bordered by shrubs & flowers that provide plenty of colour.

A path to the side leads to the outbuilding at the bottom of the garden.

Measuring 17' x 14'8 ( approx 23sqm ) it is currently used as a games room but equally would make a great home office, workshop or kids playroom/music room.

There is also secure rear access via a gated communal pathway. Location Cheriton Place is a highly desirable road thanks to the convenience that it offers.

The schooling options are enviable, and the local shops & amenities of both Henleaze & Westbury are close by.

There is plenty of outdoor space to enjoy locally including Quarry Park, Canford Park, Westbury Wildlife Park and The Downs. Southmead Hospital is approx.

1 mile away, Clifton is within 2 miles and Cribbs Causeway with its shops, leisure outlets and motorway network is within 4 miles. We think...

Families will appreciate the quiet side street location, whilst being minutes from really popular schools and the shops & amenities of both Henleaze & Westbury.

The family space is superb and the sunny west facing garden is perfect for those summer days & evenings. The outhouse is a real bonus.
