Apartment 701, No.1 Deansgate, Manchester, M3 1AZ

Introduction Some homes are all about the location. Others are all about the view. Apartment 701 manages to offer both.

Perched high above the city, the apartment has been transformed into a beautifully contemporary home where every room feels connected to the skyline beyond.

Whether enjoying morning coffee on the balcony, watching the lights of Manchester come alive after dark, or simply opening the sliding doors to let the city become part of everyday life, it offers a lifestyle that is difficult to replicate anywhere else.

The current owner has thoughtfully renovated the apartment throughout, creating a calm and elegant interior that contrasts beautifully with the energy of the city below.

The Home Stepping inside, the apartment immediately feels bright, spacious and wonderfully open thanks to the full-height glazing that wraps around the living accommodation.

The layout has been reconfigured to create a sociable open-plan kitchen and living space by removing the dividing wall and introducing a generous peninsula, perfect for entertaining or casual dining.

Finished in contemporary dark wood cabinetry with marble-effect compact laminate worktops, the kitchen is beautifully appointed with integrated Bosch appliances, an induction hob with integrated extractor, slimline dishwasher, washing machine, integrated fridge freezer, Caple black sink and tap, integrated bins and feature under-cabinet and display lighting.

Throughout the apartment, Amtico luxury vinyl flooring in a white oak chevron design creates continuity and warmth. Both bathrooms have been completely renovated to an exceptional standard.

The principal en-suite features elegant green marble porcelain tiling with brass detailing, a generous walk-in shower, floating oak vanity unit and large feature mirror, whilst the main bathroom offers matching finishes together with a contemporary shower bath and floor-to-ceiling marble porcelain tiling.

The bedrooms continue the apartment's calm, contemporary feel, while a useful hallway storage cupboard provides valuable everyday practicality.

The Balcony & Lifestyle Without question, the wraparound balcony is one of Apartment 701's defining features.

Designed as a true extension of the living accommodation rather than simply an outdoor space, the balcony benefits from One Deansgate's innovative twin-skin louvre system, allowing it to be enjoyed throughout the year.

Electronic external shutters can be opened or closed at the touch of a button and even respond automatically to rainfall, while integrated privacy blinds allow you to control light and seclusion whenever required.

The result is an extraordinary semi-outdoor living space where you can enjoy breakfast overlooking the city, work from home with fresh air all around you, or relax in the evening while watching Manchester's skyline come alive.

Positioned on the seventh residential floor above the building's dramatic retail podium, the apartment enjoys an even greater sense of elevation, creating spectacular views whilst remaining remarkably peaceful above the activity below.

Set on the corner of Market Street and Deansgate, it is quite possibly one of the best possible places you can sit in the city and be ble to watch the world go by.

The Building One Deansgate is one of Manchester's most recognisable residential landmarks.

Its striking crystalline architecture appears to float above dramatic inclined steel columns, creating a distinctive silhouette that has become an icon of the city's skyline.

Beneath the apartments sits a two-storey retail podium, a dramatic triple-height residents' sky lobby and secure basement parking including an allocated space for apartment 701.

Residents enjoy the reassurance of a dedicated 24-hour concierge service, providing security, parcel management, assistance for guests and valuable support for those seeking a true lock-up-and-leave lifestyle.

With a healthy sinking fund already established and future refurbishment plans for the reception and residents' lounge, the building continues to invest in its long-term future.

The Location It would be difficult to find a more central Manchester address.

Positioned directly above Selfridges and moments from Exchange Square, the apartment places some of the city's finest shopping, restaurants, cafés and bars quite literally on your doorstep.

Deansgate and Market Street stretch out below, placing Harvey Nichols, Selfridges, Manchester Arndale, luxury boutiques, theatres, sporting facilities, rooftop bars and outstanding restaurants all within a short stroll.

The ever popular Soho House social club is just a short walk along Deansgate.

Despite its incredibly central position, the apartment feels surprisingly peaceful, offering the rare opportunity to enjoy the vibrancy of city life while retreating to the calm of your own elevated sanctuary above it all.
