An ideal addition to any investment portfolio, with no onward chain. Stonhills are pleased to offer this six-bedroom HMO on Agnes Road, a strong investment opportunity sold with vacant possession.

Previously let at around £600 per room, the property offers a potential income of around £43,200 a year when fully let, and allows a buyer to set rents and choose tenants on their own terms from day one.

Arranged over three floors and extending to approximately 1,475 sq ft, plus a useful cellar, the accommodation is well suited to multiple occupation.

The ground floor has two bedrooms, including a generous former lounge with a bay window, and a large communal kitchen of nearly 20ft.

The first floor has two further bedrooms, a bathroom and a separate shower room. The second floor has two more bedrooms.

Several rooms benefit from their own wash basins, and the cellar provides valuable additional storage.

The property holds an HMO licence, renewed on 1 May 2025 and valid until 30 April 2030, [and benefits from planning permission / a certificate of lawful use as an HMO].

Please note that HMO licences are not transferable, and a buyer will need to apply for a licence in their own name.

However, the property’s licensing history and current compliance should make this a straightforward process.

With strong rental demand in the area and the flexibility of vacant possession, this is an ideal opportunity for investors looking to add to their portfolio. Early viewing is highly recommended
