Attractive and character property offering generous accommodation and grounds in the famous Teifi valley.

Description Fernhill Lodge is an attractive and character property offering generous accommodation space for a family or extended family.

The property dates back to the 1800s and enjoys impressive stonework and architectural features throughout.

The property is a private home but has been used a restaurant and bed and breakfast by the owners in the past, and so offers the potential for future owners to look into possible tourism diversification again (stp – subject to any planning permissions needed).

All necessary doors are fire safety doors and the whole house is wired for smoke alarms and emergency lighting.

The pretty landscaped grounds and gardens provide numerous seating areas to enjoy while looking across the Teifi valley.

Accommodation Ground Floor A striking stone porch leads to the front door with ornate stained glass that opens into the main reception room featuring a beamed ceiling and large fireplace.

A door opens on the right to the dining room with an ornate fireplace.

Another door on the left of the main reception room leads through to the sitting room that enjoys a bay window and a multi-fuel burning stove providing a warm focal point.

A door leads off this room to the ground floor bedroom suite that also has a bay window and an en suite shower room and fitted wardrobe.

Returning back to the main reception room, an inner hall leads off from the centre of the room to a snug room with an eye-catching slate flagstone floor, an impressive inglenook fireplace and a multi-fuel burning stove.

To the rear of this room is a useful laundry/utility room with door to outside.

Steps lead from the inner hall past a pantry and to the large kitchen dining room, again with slate flagstone floor that features fitted kitchen cabinets, electric cooker, multi-fuel burning stove, a large cooking range and an original well that has been made into a stunning central feature to dine on.

First Floor The stairs rise up from the main reception room to the first floor accommodation that includes a principal bedroom with fitted wardrobes and a bay window overlooking the gardens.

There are four further bedrooms on the first floor, three overlooking the front and over the Teifi valley (one with an en suite shower room and the other two with wash basins).

A fifth bedroom overlooks the rear courtyard gardens. A family bathroom with separate shower and a separate cloakroom complete the first floor.

A useful doorway leads off the landing to the upper garden area at the rear. Externally A fine feature of the property are the pretty landscaped grounds and gardens that frame it.

There are numerous seating areas to enjoy the garden and views over the Teifi valley with lawned areas, pond with fountain, mature trees, bushes, hedges, shrubs, flower borders and fruit cage.

There is ample private parking for cars to the side and rear of the house and also above the house on a private brick paved driveway that leads to the garages.

The triple garage/workshop is a useful outbuilding while the summerhouse is the perfect room to sit and enjoy the garden and views. In all, the property extends to about 0.48 acres.
