What Do RAF Pilots, The Cenotaph’s Sir Edwin Lutyens And Stunning Miele Kitchens Have In Common?

Kings Meadow - an extraordinary estate of 56 brand new homes blending Grade II listed heritage and innovation, set in 40 acres of landscaped gated grounds. This is no ordinary development.

Once the Officers’ Mess of RAF Kenley - and originally part of the grand Victorian Flintfields estate - Kings Meadow is being elegantly restored to offer a rare mix of architectural beauty and modern, eco-conscious living.

Designed in part by celebrated 19th-century architects including Lutyens, Blomfield and Scott, this landmark collection includes 1,2 and 3-bed apartments, two townhouses and a one-of-a-kind detached home at the reinstated gate lodge.

Inside, every home tells its own story. From the herringbone timber flooring to the bespoke kitchens with Miele appliances and quartz worktops, no detail has been overlooked.

You’ll find high-spec fittings throughout, with zoned underfloor heating, smart-ready infrastructure, and beautifully restored period features sitting effortlessly alongside cutting-edge technology.

The development offers far more than beautiful interiors.

Residents will enjoy access to a private gym, racquet club, elegant lounge and library within the restored Officers’ Ballroom, as well as nearly 40 acres of landscaped gardens, meadows and private woodland.

There’s even space for you to grow your own fruit and vegetables, with a limited number of residents’ allotments planned for the site.

Beyond the gates, you’re perfectly placed to enjoy both countryside calm and city convenience.

With views across historic RAF Kenley airfield and immediate access to the Heritage Trail and Kenley Common, it’s a paradise for walkers, runners and history lovers alike.

Meanwhile, Whyteleafe and Upper Warlingham stations are just minutes away, getting you into Central London in under 30 minutes.

And with the M25 and Gatwick nearby, you're well connected in every direction.

Whether you’re a first-time buyer, a growing family, or simply looking for something truly unique, Kings Meadow offers a once-in-a-lifetime opportunity to own a home rich in history, wrapped in luxury and built for the future.
