West Pine Lodge, South Tehidy, Cornwall, TR14 0HU

Description Some houses need adjectives. This one needs a second look, because photographs genuinely don’t do it justice.

West Pine Villa sits on the edge of Tehidy Woods and was designed, not just built.

The architect took a 1950s West Coast American silhouette, flat roof, deep render, and reworked it for a Cornish hillside, and the result looks more like something you’d find above Malibu than off the A30.

It was constructed to a standard that’s rare even in this price bracket: Fully wrapped during the build, triple-glazed aluminium windows fabricated to the owner’s own specification (he flew to the factory in Poland to check them personally), and an EPC rating of A, achieved through a 4kW solar array, an air source heat pump, underfloor heating throughout and a mechanical ventilation system that pre-warms incoming air.

Even the door furniture has been considered: Magnetic catches instead of latches, so there’s nothing sharp to catch a sleeve or a child’s face.

Through the bespoke electric gates, a brick-paved driveway gives parking for up to four cars, alongside a double garage generous enough for an estate car and roof box with room to spare.

Inside, the entrance hall leads to a small study, a full boot and coat room, and on into vaulted, light-filled living space with just two steps down to a cosy lounge built around a wood burner.

The open-plan kitchen and dining room is fitted with Corian worktops, an induction hob and a Nespresso machine.

A walk-in pantry, separate utility room and plant room keep the practical side of the house out of sight. All three bedrooms are super-king and can be converted to twins.

The master has an en-suite with a waterfall shower, and the family bathroom pairs a free-standing bath with a second waterfall shower, both finished floor to ceiling in Italian porcelain tile.

The whole property is smart-wired, lighting can be controlled from a phone, and the system is clever enough to recognise when someone’s home and respond accordingly.

Outside, gardens wrap the house on every side, beautifully kept and private, leading to a Mediterranean-style terrace where the hot tub takes in open countryside views.

There’s also an outdoor WC and shower, useful after a muddy dog walk or a soak.

West Pine Villa has operated as a highly-rated holiday let, and the sale includes all furnishings, indoor and outdoor, along with bedding (excluding bed sheets) and kitchen equipment.

For a buyer wanting a turnkey home or an income-generating investment from day one, that’s a considerable head start. Council tax is not currently banded, as the property is used as a holiday home.

Properties like this don’t come up often in South Tehidy, and pictures can only tell you so much. Viewing is essential.

Location Set on the edge of South Tehidy Woods with open countryside views, the villa is under half a mile from Tehidy Golf Club and around a mile from Tehidy Country Park itself.

Portreath and its sandy beach are 2.5 miles away, with Hell’s Mouth and the South West Coast Path a short drive beyond.

The A30 is half a mile from the door, putting Truro, Falmouth and the rest of Cornwall within easy reach, and Newquay Airport is roughly 30 minutes away.

Redruth, with its mainline station and town centre amenities, is about 6 miles.
