If your idea of the perfect escape involves having your golf clubs ready, your buggy parked outside and an 18-hole golf course virtually on the doorstep, this two-bedroom lodge at Tydd St Giles Golf & Country Club could be very difficult to resist.

This isn't simply about buying a lodge. It's about buying into a lifestyle.

Set within the attractive Tydd St Giles Golf & Country Club development, the lodge combines comfortable, easy-to-maintain accommodation with an extensive decked veranda, parking for two cars and a golf buggy, and access to an impressive range of golf and leisure facilities.

And unlike many holiday developments, the lodge benefits from 12-month occupation as a second/holiday home , meaning it can be enjoyed throughout the year – from long summer evenings on the veranda to crisp winter mornings out on the course.

Please note that the lodge cannot be occupied as a main or permanent residence. Golf on Your Doorstep For the keen golfer, this is where things get particularly interesting.

Tydd St Giles is home to an 18-hole, par-70 golf course , set within the open Fenland landscape and designed to offer an enjoyable challenge for golfers of varying abilities.

Imagine arriving on a Friday afternoon, parking the car, unloading the clubs and knowing that there's no lengthy drive to the golf course the following morning.

Your golf buggy even has its own parking space at the lodge.

Better still, use of the golf course is included within the lodge owner's site fees , subject to the club's membership terms and conditions.

Once the final putt has dropped – or hasn't, depending on how the day's gone – there is plenty more to enjoy.

More Than Just Golf Ownership provides access to the Country Club's wider leisure facilities, with use included within the site fees and subject to the applicable membership rules.

Facilities include an indoor swimming pool, gym, sauna and steam room , together with fitness facilities and classes. It means you don't necessarily have to be a golfer to fall for the lifestyle here.

One person can head for the first tee while the other enjoys a swim, workout or some time relaxing in the leisure facilities.

Then meet back at the lodge, open the French doors and enjoy a drink on your own veranda. It sounds a pretty good way to spend a weekend to us.

The Lodge Step inside and the accommodation is centred around relaxed, open-plan living.

The entrance hall has doors leading to both bedrooms and the family bathroom, with a walkway drawing you through into the main open-plan kitchen, dining and living area.

This is very much the social heart of the lodge.

The fully fitted kitchen has a range of white units complemented by contrasting black worktops and matching splashbacks, together with a white inset sink and mixer tap.

Appliances include a built-in oven, gas hob with cooker hood over, fridge/freezer and washing machine.

Alongside the kitchen is a generous living and dining area with space for comfortable lounge furniture as well as a dining table and chairs.

uPVC windows to either side bring in plenty of natural light, while uPVC French doors open directly onto the extensive decked veranda, allowing the indoor and outdoor spaces to work together particularly well during the warmer months.

Whether it's breakfast before an early tee time, dinner after a day exploring the area or drinks after 18 holes, it's a layout ideally suited to the relaxed lodge lifestyle.

Two Bedrooms & Two Bathrooms The main bedroom is a comfortable double with a uPVC window to the side and the benefit of its own private en-suite shower room .

The en-suite is fitted with a shower cubicle, WC and pedestal hand basin with useful storage below, together with a uPVC window to the rear.

Bedroom two is currently arranged as a twin room – ideal for children, visiting friends or perhaps your regular golfing companion – and includes fitted wardrobe and drawer storage together with a uPVC window to the rear.

There is also a separate full-size family bathroom , fitted with a bath with shower over, WC and pedestal hand basin, with a uPVC window to the side.

Having both a bathroom and an en-suite is a particularly useful feature for a two-bedroom lodge, especially when sharing it with friends or family.

Extensive Decked Veranda Outside, the lodge continues to deliver. An extensive decked veranda provides a generous outdoor living area and somewhere to sit, eat, entertain or simply relax.

It's easy to picture a morning coffee outside while deciding whether another round of golf is called for – or an evening drink after deciding that today's scorecard is probably best forgotten!

Access to the lodge is provided by both steps and a wheelchair-accessible ramp , adding an extra level of practicality.

Two Cars – And Don't Forget the Buggy There is generous off-road parking alongside the lodge with room for two vehicles plus a golf buggy .

For most properties, golf-buggy parking probably wouldn't make the particulars. Here, it makes perfect sense.

12-Month Enjoyment One of the major attractions is the ability to use the lodge throughout the year.

The lodge has 12-month occupation as a second/holiday home , so you're not restricted to a short holiday season.

Whether it's a spontaneous golfing weekend in February, a summer break or somewhere to escape to over Christmas, the lodge can be enjoyed throughout the seasons.

It must not, however, be used as a main or permanent residence.

Fully Furnished, Equipped & Ready to Enjoy Another major advantage is that the lodge is being sold fully furnished and equipped as seen . And when we say fully equipped, we mean it.

The furniture, beds, dining furniture and other contents are included, right down to the crockery, kitchen equipment and cutlery in the drawers .

For someone wanting their own golfing retreat, that means there is very little to do other than arrive, unpack and start enjoying it.

It also creates an interesting opportunity for a purchaser looking to continue using the lodge as a holiday let , as it is already furnished and equipped for guests without the expense and inconvenience of starting from scratch.

Any commercial letting would, of course, be subject to the site rules, lease conditions and any necessary permissions, which prospective purchasers should confirm before purchase.

Bring your clothes and your golf clubs – pretty much everything else is already here.

Lease, Site Fees & Facilities The lodge is offered with a long lease , with buyers advised to confirm the precise lease commencement date and remaining term as part of their legal enquiries.

The site fees for 2026 were just under £5,300 .

Importantly, those fees include 4 memberships for access to the golf and leisure facilities in accordance with the Country Club's membership arrangements and terms and conditions.

That includes use of the 18-hole golf course, indoor swimming pool, gym, sauna and steam room , together with the applicable fitness facilities/classes.

Membership cards, guest access, children's access and individual facilities are subject to the Country Club's rules, and prospective purchasers should satisfy themselves as to the current membership arrangements and any applicable guest charges before purchase.

A Different Kind of Property – And a Different Kind of Lifestyle This isn't somewhere we'd suggest viewing purely by counting bedrooms and measuring rooms.

The attraction is what happens when you step outside. It's having somewhere of your own to escape to throughout the year. Somewhere the golf clubs can stay ready for action.

Somewhere you can bring friends or family. Somewhere you can swim, exercise, relax or head out for another 18 holes. And afterwards?

Park the buggy, open the French doors and settle down on the veranda. Golf. Relax. Swim. Unwind. Repeat.

For the keen golfer looking for their own year-round retreat, or anyone wanting a low-maintenance second home with an excellent range of leisure facilities on hand, this two-bedroom lodge at Tydd St Giles Golf & Country Club offers something genuinely different.

Viewing is highly recommended – but golfers may want to allow a little extra time. You might find yourself wanting to stay for a round. Special Note – Golf Buggy FORE!

The golf buggy currently at the lodge is not included in the sale price , but is available to the successful purchaser by separate negotiation .

🏌 Agents' note: The lodge is for second/holiday-home use and cannot be occupied as a permanent main residence. 2026 site fees were just under £5,300.

Golf/leisure access and facilities are subject to the Country Club's current membership terms, rules and conditions.

Buyers should verify the lease term, site charges, membership arrangements and all occupancy conditions through their legal representative and the site operator before purchase.
