Ladymead Lane, Langford, BS40 5EQ

Earl's Pool is an enchanting period farmhouse that has been a wonderful family home to our vendors for many years.

The accommodation extends to some 2,500 sq ft of versatile living space with four bedrooms in the main house and a further bedroom in the independent one-bedroom annexe.

The property is situated in a delightful edge of village position, close to schools, amenities and local transport routes making it a perfect choice for those searching for a rural idyll with the comfort of convenience on your doorstep.

The attractive painted façade creates a wonderful first impression of this picture postcard home, with its clay tiled roof and fragrant wisteria gently climbing the front of the house.

Once inside the property you are greeted by a myriad of rooms to the ground floor which offer huge versatility for busy family life, with spacious rooms to congregate as well as more intimate spaces to enjoy quieter times.

To the front of the house are two principal reception rooms including a homely sitting room with an attractive Minster stone open fireplace creating a wonderful focal point to the room along with its pretty bay window and recessed display shelving.

To the opposite side of the hallway lies a formal dining room, perfect for those intimate dinner parties and family gatherings.

There is a further TV/sitting room to the rear of the house which again features a lovely period fireplace and is a great space for film night or relaxing during the day.

The heart of the house, as with any period farmhouse, is the kitchen, and this is very much the case at Earl's Pool, with the combination of three once-separate rooms fused together to form a sociable hub to the house, with a practical kitchen area, as well as a great sized breakfast room with a feature window to the side.

The kitchen area is fitted with a substantial range of farmhouse style wall and base units with a beautiful AGA, two sinks, lots of work top space for food preparation, and space for white goods.

The delightful breakfast area has a lovely dual aspect and is the perfect space for less formal dining and entertaining friends and family.

There is a useful ante-kitchen/utility area situated just off the kitchen, incorporating a boot room and downstairs cloakroom.

Formerly the farmhouse’s original scullery and outbuildings, these spaces have been thoughtfully combined to create a practical and versatile area, ideal for storing boots and outerwear, undertaking day-to-day household tasks such as laundry and ironing, and providing additional support space when entertaining or catering for larger gatherings.

To the side, a particularly useful storm porch gives access to the parking area and annexe. Moving on to the first floor you will find four individual bedrooms along with two bathrooms.

To the front of the house are two delightful rooms that look out over the front garden with a beautiful southerly aspect and with one of the bedrooms benefitting from its own shower.

To the rear are two further double bedrooms including the main bedroom which benefits from its own en-suite bathroom.

Completing the first floor is the family bathroom, another traditional affair with a corner bath, pedestal wash hand basin, low level WC and airing cupboard.

Annexe: Earl's Pool further benefits from a self-contained one bedroom annexe with its own parking space and garden area, independent from the main farmhouse, this is an ideal space for a dependent relative or indeed to supplement your income by way of renting it out.

The annexe is utterly delightful and features a separate sitting room with a stone fireplace, well-appointed kitchen, bathroom and double bedroom, there is also a good sized attached store to the side with further potential.

Outside, the principal parking is accessed via a pretty five-bar gate to the rear of the house, there is ample parking for a number of cars as well as access to a large garage/workshop attached to the side of the main farmhouse.

The delightful gardens and grounds of Earl's Pool, extending to around 1/5 acre, are a testament to the owners’ keen interest in gardening and landscaping.

The garden is a mixture of lush level lawns bounded by established flower borders and a good number of both native and non-native specimen trees.

There is plenty of space for outdoor entertaining and summer garden parties, with a beautiful sunken terrace a particular feature.

There are several productive vegetable beds, a number of fruit trees, a greenhouse, boiler room, a number of sheds and even its own flagpole.

The garden enjoys a high degree of privacy and is without question a huge feature of the property.
