Plot 5 Hilders Farm, Hilders Lane, Kent, TN8 6LE

Some new homes impress on paper. This is one you need to experience.

Welcome to the show home at Hilders Farm, an exceptional four double bedroom, three bathroom detached home, completed, beautifully styled and ready to move into.

Set within an exclusive collection of just 11 homes against the backdrop of a former farmstead, Hilders Farm Place has already achieved national recognition, winning Best Residential Development, 10 to 19 Units, in both Kent and the United Kingdom at the International Property Awards 2025 to 2026.

Plot 5 perfectly demonstrates why. Set well back behind a generous frontage with ample off street parking, the house immediately feels substantial.

Step through the front door and the entrance hall sets the tone, with impressive proportions, huge windows and an abundance of natural light creating an immediate sense of space.

There is a calmness to the interior design that runs throughout the home.

Rather than the predictable white palette often associated with new build property, the show home has been finished in beautifully considered, spa inspired neutral tones, layering warmth, texture and personality into every room.

Shadow gap lighting, clean architectural detailing, oversized glazing and a seriously impressive specification combine to create a home that feels contemporary and luxurious without ever feeling clinical.

At the heart of the ground floor is the spectacular open plan kitchen, dining and living space.

This is a room designed around real family life, from quiet mornings and everyday dinners to Christmas, birthdays and evenings spent entertaining friends.

The kitchen is finished to an exceptional standard and forms a genuine centrepiece to the room, while large triple glazed bifold doors allow natural light to pour into the space and connect the house seamlessly with the garden beyond.

One of our favourite details is the concealed door from the kitchen into the bootility room, providing substantial practical space away from the main living area as well as its own direct access into the garden.

It is clever design that works beautifully in day to day family life. And importantly, the open plan space is not your only reception area.

Plot 5 also provides a large separate formal reception room, perfect for evenings, movie nights or simply somewhere to escape to when the main living space is busy.

A dedicated study provides the ideal home working environment, giving the ground floor a versatility that can sometimes be missing from modern homes.

Underfloor heating, triple glazing, carefully considered lighting and a high level of finish continue throughout, with the attention to detail becoming even more apparent as you move through the house.

Upstairs are four genuine double bedrooms and three beautifully specified bathrooms, with the principal suite being particularly special.

Designed to feel more like a boutique hotel suite than simply a bedroom, the principal room includes a bespoke dressing area incorporated behind a striking floating headboard, together with extensive fitted cabinetry and a beautifully finished en suite.

It is luxurious without being overdone, continuing the tranquil design language found throughout the house.

The remaining bedrooms are all generously proportioned, while the bathrooms continue the same high specification, with elegant finishes and a genuine spa like feel.

Outside, the garden becomes an extension of the main living accommodation.

Throw open the bifold doors during the warmer months and the kitchen, dining and living space flows naturally outside, whether it is children playing, friends gathering for a summer barbecue or simply enjoying a drink as the sun goes down over the surrounding countryside.

And then there is the location. Despite its wonderfully rural setting and far reaching countryside surroundings, Hilders Farm remains exceptionally convenient.

Edenbridge is approximately five minutes away by car, offering the amenities of a historic Kent market town, while Oxted is approximately eight minutes away, with its excellent collection of independent shops, cafés, restaurants, leisure facilities, Everyman cinema and Master Park.

For London commuters, Edenbridge Town offers direct services into London Bridge in around 44 minutes.

Oxted provides further direct options, with London Bridge reachable from around 33 minutes and London Victoria in approximately 38 to 39 minutes, making the development particularly appealing to those looking for countryside living without losing easy access to the capital.

Families are also well served by schooling across the surrounding area.

Nearby state options include Edenbridge Primary, Hever Church of England Primary and schools around Oxted, while respected independent choices include Hazelwood School in Oxted and Lingfield College, an all through independent school set within 40 acres and around 4.5 miles from Edenbridge.

Plot 5 is more than the show home at Hilders Farm.

It is the finished expression of what this award winning development was created to be: Beautifully designed, exceptionally specified and surrounded by countryside, yet connected to everything a modern family needs.

It is completed. It is ready to move into. And now, for the first time, the show home is available to buy
