Accommodation The Second Barn is a most appealing and versatile barn conversion, enjoying an elevated position within the rural hamlet of Prestleigh, commanding lovely views across the surrounding countryside towards the Mendip Hills.

Originally converted from a traditional agricultural barn in 1996, the property retains much of its character and heritage, with exposed timbers, attractive stone elevations and the original external stone staircase, which once provided access to the hay loft.

Over recent years, the current owners have undertaken a comprehensive programme of improvements, including the installation of a new kitchen, replacement windows, a new boiler and the conversion of the garage to create a detached home office, ideal for those working from home or seeking additional flexibility.

Despite its rural setting, the property is remarkably convenient, lying just a short distance from the amenities of Shepton Mallet and within easy reach of Castle Cary railway station, offering regular services to London Paddington, Bristol and Bath.

The accommodation is both spacious and adaptable. On the ground floor, a welcoming sitting room enjoys delightful countryside views and provides an excellent space for everyday living.

A second reception room offers considerable versatility and could serve as a cosy snug, home office, hobbies room or third bedroom if required.

The kitchen is light and well-appointed, fitted with ample storage and space for a Rangemaster cooker together with integrated appliances including a fridge freezer, dishwasher and washing machine.

On the first floor are two generous double bedrooms, each benefiting from its own en-suite shower room.

The principal guest bedroom enjoys direct access onto a private roof terrace, approached via the original external stone staircase, creating a wonderful spot to enjoy morning coffee or an evening glass of wine whilst taking in the far-reaching rural views.

Outside Outside, the property is approached via a substantial private driveway providing ample parking.

The attractive frontage is enhanced by a large stone pond complete with an illuminated fountain, creating an impressive first impression.

The gardens are designed to make the most of the exceptional setting, with areas of lawn, stone terracing and seating positioned to capture the surrounding views.

Large sliding doors from the second reception room open onto a private patio with a hot tub, perfectly placed for outdoor entertaining, al fresco dining, or simply enjoying the peace and seclusion of this delightful countryside setting.

Set within the grounds, adjacent to the parking area, there is an attractive stone studio which has been converted from the original garage.

This would be an ideal work-from-home space and is currently set up as a home cinema. Internally, there is light, power, exposed brick walling and a lovely vaulted ceiling.
