Shelley Road, High Wycombe, HP11 2UW

This 3 bedroom family home is located in the sought-after "Poets Corner" area of High Wycombe, within walking distance of the grammar schools, town centre and railway station.

The house is very well presented and would make an ideal family home.

The beautifully stocked and well-maintained gardens are one of the stand-out features, the other being the opportunity for a large extension, subject to gaining the necessary consents.

The front door takes you into a welcoming entrance hall where there is plenty of space to leave your shoes and coats. There is also a very handy storage cupboard.

Turning to your left, you enter the spacious living room. This room is neutrally decorated and carpeted and it is full of natural light thanks to the large windows at either end.

The dining room is situated off the living room and is a well-proportioned room overlooking the rear garden. This room is also neutrally decorated and has bare floorboards.

The kitchen is accessed from either the entrance hall or the dining room. It is somewhat dated but in excellent condition.

There are a range of wall and base units together with space for an oven, dishwasher, washing machine and fridge.

A door from here takes you into a utility room that provides access to both the rear garden and the garage.

Stairs from the entrance hallway take you up to the first floor landing which features a large storage cupboard.

Bedroom 1 is a large double bedroom with a built-in wardrobe and a door to the front balcony.

Bedroom 2 is another large double bedroom, also at the front of the house and also with a built-in wardrobe.

Bedroom 3 is a small double or large single overlooking the rear garden and recreation ground beyond. This too has a built-in wardrobe. All the bedrooms are neutrally decorated with grey carpet.

There is a family bathroom and a separate WC. At the front of the house there is driveway parking for 2 or 3 cars and a lovely front garden with an area of lawn and mature flower beds.

There is also a garage / storage room. At the rear, you will find a stunning garden backing onto the recreation ground.

There is a large patio and a good sized area of lawn, together with fruit trees and colourful flower beds. There is also a summer house with adjoining storage room and 2 further timber sheds.

Being south-west facing, gardeners will love it, but it is also a beautiful and tranquil place to sit and enjoy the sun.

The garden backs onto Queen Elizabeth II Field (formerly Shelley Road Recreational Ground and is part of the Fields in Trust initiative which aims to permanently protect playing fields.

The current owners have not renewed the kitchen or bathroom as they suspect a new owner will change the layout of both when extending the house to meet their own needs.

There is ample space to extend to the side and rear of the house and to convert the garage into further living accommodation.

It would be relatively easy to turn this into a 4 or 5 bedroom, 2 or 3 bathroom home with large open-plan living spaces. And all of this without impacting the generous outdoor spaces.

Poets Corner is a much sought after area of High Wycombe due to its proximity to the grammar schools and the town centre as well as the nearby open spaces.

High Wycombe is a thriving town situated in the heart of the Chiltern Hills, surrounded by beautiful open countryside and yet within a 20 minute train journey of central London.

The town centre boasts the Eden shopping centre, the Swan Theatre, Cineworld cinema, a bowling alley and a vast selection of restaurants and pubs to suit all tastes and budgets, most of which are within walking distance of this house.
