If you’re looking for your next investment project, this two-bedroom terrace on Naylor Street, Pitts Hill, could be well worth a closer look.

Having been used as a rental property for many years, the property is now offered with vacant possession and provides an opportunity for an investor or buyer to modernise and add value.

Positioned towards the head of a cul-de-sac, the property is conveniently located within walking distance of Tunstall town centre, Tunstall Park, local schools and a range of everyday amenities.

There are also excellent commuter links by road and bus as well as Stoke-on-Trent, Longton and Kidsgrove railway stations all within a short drive.

The accommodation offers a straightforward layout with plenty of potential. To the ground floor there is a lounge, dining room, kitchen and ground-floor bathroom.

To the first floor are two double bedrooms together with a useful storage area. Outside, the property benefits from on-road parking to the front, along with ginnel access leading to the rear.

The rear garden is compact and offers an outdoor space which could be improved as part of the modernisation works.

The property does require selective modernisation, making it an ideal proposition for those looking to refurbish and create a comfortable home or rental investment.

Its established history as a rental property, two double bedrooms and convenient location all add to its appeal.

With vacant possession and the property being offered for auction, this could be an excellent opportunity for landlords, investors or buyers looking for a project with potential.

Addendum Check the latest addendum at the Butters John Bee website for any alterations or changes to the catalogue Guide Price An indication of the seller’s current minimum acceptable price at auction.

The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase.

It is usual, but not always the case that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing.

As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued.

This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall.

A guide price is different to a reserve price (see separate definition).

Both the guide price and the reserve price can be subject to change up to and including the day of the auction Reserve The seller’s minimum acceptable price at auction and the figure below which the auctioneer cannot sell.

The reserve price is not disclosed and remains confidential between the seller and the auctioneer.

Both the guide price and the reserve price can be subject to change up to and including the day of the auction Proof of Identity To comply with Money Laundering Regulations, on acceptance of an offer for purchase or letting, the buyer or prospective tenant will be required to provide identification to Butters John Bee.
