Introduction Scath is a charming ground floor apartment in a lovely elevated position on New Road, overlooking the village and the broad sweep of Gerrans Bay.

The outlook is a particular feature, enjoyed from the living room, kitchen and sun room, with the latter providing a wonderfully light place from which to sit and take in the ever changing coastal scene.

Outside, a generous terrace makes the most of the setting and views.

For a property so close to the heart of Portscatho, the combination of private outside space, parking and a detached garage is a considerable advantage.

Equally appealing is the direct pedestrian connection towards the waterfront, with steps through the garden leading down to North Parade and the South West Coast Path.

Description The accommodation is arranged entirely on the ground floor and has a comfortable, easy flowing layout.

An entrance hall opens into the living room, a well proportioned reception room with views towards Gerrans Bay.

The adjoining kitchen is positioned on the sea facing side of the apartment and similarly enjoys the outlook.

Beyond is the sun room, extending to over 16 feet in length and forming a particularly attractive feature of Scath.

Light filled and looking out across the bay, it provides excellent additional living and dining space and connects naturally with the terrace outside.

The bedroom is positioned to the quieter side of the apartment, with the bathroom close by. A useful utility / store provides valuable additional storage for a property of this size.

The Gardens Scath has outside space to both the front and rear. The sea facing terrace is a lovely place to sit and enjoy the outlook across Gerrans Bay, with ample room for a table and chairs.

It provides an attractive extension of the living accommodation during the warmer months and a wonderful vantage point over the surrounding coastline and water.

Steps through the garden descend towards North Parade and the South West Coast Path, providing convenient pedestrian access towards the harbour and village.

To the rear is a private courtyard, offering a more secluded and sheltered outside area.

A particularly valuable feature is the property's private parking and detached single garage, providing both secure storage and off road parking in a village where these are at a premium.
