Location - Clawddnewydd is a small rural village standing in the heart of rolling countryside some 5.5 miles from the market town of Ruthin.

The village has a popular community run Inn and village store, large purpose built village hall/community centre with village football pitch and small campsite whilst Ruthin provides a wide range of facilities catering for most daily requirements to include primary and secondary schools and good road links towards Mold and Chester.

Clawdd is a farming area surrounded by single track lanes and you are slap bang in the middle of the countryside.

Clocaenog forest is around a mile away and is over 15,000 acres in size and is accessible by walking from the village.

Here is a summary of the improvements made since the current vendor purchased the house in December 2021.

This together with the historical photographs will give the potential purchaser and idea of what could be achieved.

"We spent just over 4 years changing the layout inside the footprint from a 4 bed bungalow, to a 3 bed (all double bedrooms) with two bathrooms, including a large master bedroom with walk through dressing room into an ensuite that featured a jacuzzi bath and had a tv in the wall for bath time!

We moved the living room to the rear of the house so that you could look out on to the totally private back garden and we had a kitchen with an island.

Separating the living room and the kitchen diner was a wall featuring a double sided log burner.

The house had a utility room which housed the oil combi boiler and white goods and led into a small office, which was perfect for homeworking. The garden was beautiful and totally private.

At the front of the house is a small front garden and a driveway for two vehicles.

There is a private path leading down the side of the house to the rear garden." Legal Pack A legal pack is a collaboration of important documents of the property or land that is going to be sold at auction.
